Commercial Staff Appraiser

The Commercial Staff Appraiser is responsible for appraising complex commercial properties, including but not limited to office buildings, apartment communities, retail developments, industrial properties, and other income-producing real estate. This position performs all associated field inspections, market analysis, valuation work, documentation, and presentation of appraisal conclusions. The Commercial Staff Appraiser serves as a professional representative of the organization and provides property owners, tax agents, taxing entities, and the public with accurate information regarding the appraisal process. Essential Duties and Responsibilities Conduct appraisals of complex commercial properties, including office buildings, multifamily properties, retail centers, industrial facilities, mixed-use developments, and other commercial real estate. Perform field inspections to verify property characteristics, construction quality, occupancy, and condition. Collect, analyze, and interpret market data, including sales, leases, income, expenses, and cost information to develop accurate property valuations. Maintain detailed appraisal records and documentation in accordance with established policies, procedures, and professional standards. Prepare valuation reports and defend appraisal conclusions through clear and well-supported analysis. Present appraisal value conclusions informally to property owners and property tax agents. Represent the appraisal district at Appraisal Review Board (ARB) hearings and provide testimony supporting property valuations. Respond to inquiries and requests from property owners, tax agents, taxing entities, and the public regarding appraisal methods, valuation procedures, and property information. Provide cooperative, courteous, and effective communication regarding the appraisal process to all stakeholders. Review and analyze appeals, protests, and supporting documentation submitted by property owners and tax consultants. Assist in resolving valuation disputes through professional communication and factual analysis. Stay current on appraisal methodologies, market trends, property tax laws, and industry best practices. Perform other related duties as assigned. Required Knowledge, Skills, and Abilities Knowledge of commercial appraisal principles, practices, and valuation methodologies, including cost, sales comparison, and income approaches. Strong analytical and problem-solving skills. Ability to interpret and analyze complex real estate data and financial information. Effective verbal and written communication skills. Ability to prepare and deliver professional presentations in public settings, including ARB hearings. Strong organizational skills with attention to detail and accuracy. Ability to establish and maintain positive working relationships with property owners, tax agents, coworkers, and the public. Proficiency in appraisal software, databases, Microsoft Office applications, and related computer systems. Minimum Qualifications Bachelor's degree in real estate, Finance, Business Administration, Economics, or a related field preferred. Experience in commercial property appraisal, assessment administration, real estate valuation, or a related field. Valid driver's license with an acceptable driving record. Registration or certification as required by state law or the ability to obtain required credentials within established timeframes. Working Conditions Combination of office and field work. Frequent travel within the appraisal district for property inspections. Occasional exposure to varying weather conditions and construction sites. Ability to attend and participate in ARB hearings and public meetings. Physical Requirements Ability to walk, stand, climb stairs, and inspect commercial properties. Ability to lift and carry materials and equipment necessary for field inspections. Ability to operate a motor vehicle and computer equipment for extended periods. This position requires a high level of professionalism, technical expertise, and customer service while ensuring fair, equitable, and accurate property valuations. Compensation and Benefits: Salary range is contingent upon experience and qualifications.
