RANDALL’s Titusville Electrical Division is seeking a top-tier, career-driven Electrical Design Analyst to support the successful estimating, planning, and delivery of large-scale commercial electrical construction projects along the Space Coast of Florida from our office in Titusville.
Position Summary:
The Design Analysis Specialist is responsible for reviewing construction drawings, specifications, design narratives, scopes of work, subcontractor proposals, and quantity takeoffs to identify design conflicts, missing information, quantity discrepancies, constructability concerns, and potential financial exposure before and during construction.
This position serves as the technical link between estimating, project management, field operations, BIM/VDC, engineering, general contractors, design professionals, vendors, and subcontractors. The primary objective is to verify that the written scope, design documents, quantities, labor assumptions, material requirements, and installation methods align before Randall Electrical commits to pricing or construction.
The role is intended to reduce scope gaps, prevent unplanned costs, improve change-order documentation, and provide management with clear technical and financial analysis.
Essential Functions:
Drawing and Specification Review
- Review electrical, civil, structural, architectural, mechanical, plumbing, fire-protection, and site drawings affecting Randall’s scope.
- Compare drawings against specifications, addenda, narratives, bid forms, schedules, and subcontractor proposals.
- Identify conflicts between plan views, details, one-line diagrams, schedules, sections, and written requirements.
- Confirm that issued-for-construction documents contain sufficient information to price and construct the work.
- Track revisions between drawing sets and identify resulting scope, quantity, labor, and cost impacts.
- Maintain a design-analysis log showing open questions, responsible parties, required responses, and potential cost exposure.
Quantity and Takeoff Validation
- Independently verify major quantities, including:
- Conduit and duct-bank footage.
- Trench footage, width, depth, and excavation volume.
- Concrete encasement and flowable-fill quantities.
- Conductors and cable lengths.
- Equipment counts.
- Grounding quantities.
- Manholes, pull boxes, hand-holes, supports, racks, and accessories.
- Confirm that material quantities align with the described installation configuration.
- Identify mathematical inconsistencies, duplicated quantities, missing quantities, and unsupported allowances.
- Develop calculation sheets showing the basis for each conclusion.
Constructability Analysis
- Evaluate whether the proposed installation can be constructed as shown.
- Review access, sequencing, equipment needs, excavation limits, crane and lift requirements, material handling, and trade coordination.
- Identify conflicts involving elevations, clearances, routing, foundations, underground utilities, structural steel, mechanical systems, and architectural features.
- Evaluate whether proposed production rates are reasonable based on site conditions and installation requirements.
- Recommend alternative installation methods, prefabrication opportunities, and value-engineering options.
- Coordinate with field leadership to validate labor and production assumptions.
Scope and Proposal Review
- Review vendor and subcontractor proposals before award.
- Confirm that proposal quantities, exclusions, clarifications, and assumptions agree with Randall’s contract requirements.
- Identify gaps between Randall’s scope and subcontracted scope.
- Prepare scope-comparison sheets and bid-leveling documents.
- Recommend clarifications and exclusions needed to protect Randall.
- Verify responsibility for furnishing, installing, testing, surveying, inspecting, repairing, relocating, hauling, disposal, and restoration.
- Flag language that transfers unlimited or poorly defined risk to Randall.
RFI and Design-Clarification Support
- Prepare draft Requests for Information for unresolved design conditions.
- Include drawing references, specification references, calculations, photographs, sketches, and recommended solutions.
- Maintain a log of RFIs affecting cost, schedule, procurement, or field production.
- Review design-team responses to determine whether they constitute clarification, revision, or compensated scope change.
- Notify project management when an RFI response changes the contractual scope.
Change Management and Cost Support
- Prepare technical backup for potential change orders and requests for equitable adjustment.
- Identify design changes, quantity growth, differing site conditions, access restrictions, out-of-sequence work, and directed acceleration.
- Compare original bid assumptions against revised requirements.
- Assist estimators and project managers with labor, material, equipment, and schedule-impact calculations.
- Maintain contemporaneous records supporting entitlement and cost recovery.
- Help distinguish between base-contract work, coordination work, rework, and additional work.
Engineering and BIM/VDC Coordination
- Coordinate design questions with Randall’s BIM/VDC, estimating, engineering, and field teams.
- Review coordinated models and shop drawings for compliance with contract documents.
- Confirm that modeled routes and elevations align with field conditions and project requirements.
- Identify when delegated design, signed calculations, or professional engineering services are required.
- Do not perform work requiring a professional engineering license unless properly licensed and authorized.
- Clearly separate internal constructability analysis from licensed engineering design.
Project Risk Analysis
- Prepare project-specific design-risk summaries.
- Identify high-risk scope involving:
- Underground duct banks.
- Medium-voltage systems.
- Existing utilities.
- Groundwater and dewatering.
- Rock or unsuitable soils.
- Hazardous or contaminated materials.
- Temporary power.
- Shutdowns and outages.
- Energized work.
- Testing and commissioning.
- Long-lead equipment.
- Owner-furnished materials.
- Phased or out-of-sequence construction.
- Assign responsibility, financial exposure, required action, and due date to each risk item.
- Escalate significant unresolved exposure to senior management before award or field installation.
The position should produce the following:
- Design-analysis reports.
- Drawing and specification review logs.
- Quantity-validation workbooks.
- Conduit and cable footage calculations.
- Excavation and concrete-volume calculations.
- Scope-gap and bid-leveling reports.
- Constructability reviews.
- RFI drafts.
- Design-change summaries.
- Change-order support packages.
- Risk registers.
- Written recommendations to management.
- Marked-up drawings, sketches, and installation exhibits.
- Lessons-learned documentation for future estimating.
Desired Qualification Requirements and Attributes :
- 7+ years of electrical construction, estimating, project-management, field-supervision, BIM/VDC, or design-review experience.
- Strong understanding of commercial and industrial electrical construction.
- Experience reviewing electrical drawings, specifications, one-lines, site plans, underground systems, and equipment schedules.
- Ability to complete quantity takeoffs and construction calculations.
- Working knowledge of NEC requirements and common electrical-installation practices.
- Ability to interpret civil, structural, architectural, and mechanical documents affecting electrical work.
- Strong written communication and documentation skills.
- Ability to identify contractual and financial risk without overstating conclusions.
- Prior experience as a general foreman, superintendent, estimator, project manager, or electrical designer.
- Experience with medium-voltage distribution, underground duct banks, industrial facilities, substations, or aerospace projects.
- Experience with Bluebeam, AutoCAD, Revit, Navisworks, Accubid, LiveCount, Excel, or similar systems.
- Associate’s or bachelor’s degree in electrical engineering, construction management, engineering technology, or a related field preferred.
- Electrical contractor, journeyman, master electrician, or engineering credentials are beneficial but not mandatory.
- Read and interpret complex multidisciplinary construction documents.
- Perform accurate construction mathematics and quantity calculations.
- Recognize when quantities do not align with written scope.
- Understand electrical installation means and methods.
- Communicate effectively with field personnel, estimators, project managers, engineers, and executives.
- Write clear RFIs, clarifications, exclusions, and technical memoranda.
- Distinguish a design omission from normal trade coordination.
- Organize and prioritize multiple project reviews.
- Make recommendations supported by drawings, specifications, calculations, and field experience.
The position is not authorized to :
- Change contractual scope without management approval.
- Direct subcontractors to perform extra work without authorization.
- Approve changes to contract value.
- Represent internal analysis as professionally engineered design.
- Sign or seal engineering documents unless appropriately licensed and formally authorized.
Physical Requirements:
This is primarily an office position and, as such, you must be able to sit up to six or more hours in an eight-hour workday, lift light objects such as files and paperwork frequently during the day, and objects weighing up to 10 pounds occasionally during the day. You must also be able to bend, stretch, crouch, and lift as required by the job.
