LOYL Construction is seeking an experienced construction professional who takes pride in quality repairs, communicates well with homeowners, and follows through on the details.  This role combines hands-on warranty service, punch-list and finish work, and support at active construction sites.

You will manage service requests from the initial homeowner contact through completion, including scheduling, coordinating trades, arranging materials, and maintaining accurate records. You will report to our Construction Manager, who provides direction, helps establish priorities, and supports issues requiring escalation.

Position Details

• Salary: $60,000 annually.
• Employment: Full-time.
• Schedule: Monday–Friday, with flexibility for appointments, project needs, and travel. 
• On-call: No regularly scheduled on-call rotation.
• Equipment: Company vehicle, tools, and computer provided.
• Take-home vehicle: Available with suitable, secure parking and in accordance with company vehicle guidelines.
• Travel: Projects throughout the Grand Rapids area and Northern Michigan. No overnight travel is required. When an overnight stay is mutually arranged for weather or scheduling reasons, lodging and a meal allowance are provided.

What You’ll Do:

Warranty Service & Homeowner Care

• Receive, document, and manage homeowner service requests throughout the one-year warranty period.
• Review all open requests regularly, respond promptly, and follow up proactively so each homeowner receives attention.
• Visit homes to assess concerns, troubleshoot problems, and determine next steps.
• Schedule homeowner appointments and coordinate subcontractors and specialty trades.
• Identify and arrange materials and supplies needed for service work.
• Keep homeowners informed about appointments, progress, delays, and next steps.
• Take before-and-after photos and maintain current requests, notes, communication, and completion records in Buildertrend.
• Verify that repairs and trade work are completed correctly before closing items.

Hands-On Repairs & Project Support

• Complete repairs and finish work within your skills and experience, including door and hardware adjustments, trim repairs, drywall patches, paint touch-ups, caulking, and cabinet adjustments.
• Recognize when work requires a specialized trade and coordinate the appropriate assistance.
• Assist Site Superintendents with punch lists, finish details, and other hands-on project-completion needs at active jobsites.
• Coordinate jobsite assignments with the Construction Manager while protecting scheduled homeowner service appointments and keeping warranty work the priority.
• Protect homeowners’ property and leave service work areas clean and orderly.

Technology & Organization

• Use Buildertrend, email, and company-provided technology to manage your work independently.
• Use company-approved AI tools to assist with communication, documentation, organization, and administrative tasks, reviewing information for accuracy.
• Keep the Construction Manager informed of progress, scheduling conflicts, recurring issues, and concerns requiring direction.

What We’re Looking For

• Established experience in residential construction, remodeling, finish carpentry, or residential service and warranty work.
• Strong practical repair skills and the ability to diagnose problems and complete quality work independently.
• Professional, respectful communication and confidence working directly with homeowners.
• Reliability, attention to detail, and consistent follow-through.
• Ability to organize appointments, coordinate trades, and manage competing priorities.
• Comfort using computers, smartphones, and digital tools.
• Willingness to learn and consistently use Buildertrend and company-approved AI tools; prior Buildertrend experience is preferred.
• Valid driver’s license and a good driving record.
• Ability to travel to project locations throughout our service area.
