About The Job As part of the PATH Enterprises team, the Maintenance Specialist is responsible for the overall maintenance, repair and safe operation of assigned residential and services sites. The role supports the functionality, safety and habitability of properties by performing a wide range of skilled tasks, including painting, plumbing, HVAC, electrical repairs, light construction, documentation of work and the delivery or pickup of maintenance supplies. Position Responsibilities Perform a variety of semi‑skilled and skilled building maintenance duties involving plumbing, carpentry, electrical (120V), remodeling, painting and other craft work. Install, repair and maintain lavatories, sinks, washbasins, toilets, urinals, foundations, grease traps, drains, gas and electric water heaters, water filters, tanks, pumps, chlorinator systems, hot water heaters and HVAC units as well as other plumbing systems and fixtures. Operate hand, power and shop tools such as power drills, saws, drill presses, joiners, planers and other mechanical equipment used in construction and maintenance. Install, repair and replace hinges, locks and deadbolts; make keys as necessary. Replace and/or repair linoleum, ceramic tiles, baseboards and carpeting. Perform light masonry work, including mixing mortar and setting, truing and finishing. Read and interpret blueprints, drawings, specifications and manuals; calculate, design and prepare sketches for light construction and modifications; estimate materials and lay out work. Ensure all scheduled Preventative Maintenance (PM) tasks are completed on time. Inspect assigned facilities for compliance with Safety Standards and perform repairs to ensure compliance. Monitor the ticketing or other maintenance request system and respond to safety‑related projects immediately, keeping participants, staff and visitors safe until resolution. Participate in emergencies (fires, earthquakes, gas leaks) and respond to keep all parties safe, including shutting off utility mains and assisting with evacuations. Perform and record systematic preventative maintenance processes including vehicles, building audits and equipment. Procure maintenance supplies cost‑effectively, conduct periodic cost comparisons and ensure accurate and timely ordering. Ensure all returns are completed and reimbursement to the company is received. Plumbing certification. Minimum Qualifications Five (5) years of general maintenance experience in building/equipment maintenance, carpentry and repairs. Two (2) years of experience in plumbing and/or electrical maintenance. Basic computer skills and the ability to use CMMS, Microsoft Office and Microsoft Teams. Mandatory Requirements Employment eligibility verification. CPR/First Aid training (or willingness to obtain). Successful completion of the following as a condition of hire: Tuberculosis Test Background Screening Drug Test Driving Have reliable transportation. A valid driver’s license. Proof of insurance and ownership for personal vehicles used during work duties. Ability to qualify for PATH’s insurance coverage.
