Job Description:\n\n❄️ ROVING HVAC TECHNICIANMultifamily Residential | Greater Los Angeles Region\nCompany: Pan American Properties, Inc.Department: Maintenance & RenovationsEmployment Type: Full-Time, Non-ExemptLocation: Roving – Greater Los Angeles RegionCompensation: $28.00 - $34.00/hour based on experience, certifications, and qualificationsEPA Section 608 Certification Required\n PUT YOUR HVAC EXPERTISE TO WORK ACROSS A DIVERSE MULTIFAMILY PORTFOLIO\nPan American Properties, Inc. is seeking an experienced and dependable Roving HVAC Technician to join our Maintenance & Renovations team serving multifamily apartment communities throughout the Greater Los Angeles region.\nIn this field-based role, you'll travel between assigned properties to provide HVAC service across our multifamily portfolio - diagnosing problems, completing repairs and preventative maintenance, and assisting with equipment installations and replacements.\nWe're looking for someone who knows how to do more than swap parts. Our ideal HVAC Technician has strong diagnostic and troubleshooting skills, understands how the different components of a system work together, and can identify the actual source of a problem and determine the right solution.\nYou'll work with a variety of residential HVAC equipment, including traditional split systems, furnaces, air handlers, heat pumps, and ductless mini-split systems, while providing professional service in both occupied and vacant apartment homes.\nIf you're an experienced HVAC professional who takes pride in solving problems correctly, producing quality work, and being someone your team can depend on, we'd like to hear from you.\n WHAT YOU'LL DODiagnose, Troubleshoot & Repair HVAC Systems\nA major part of this role is figuring out why something isn't working - not simply identifying that it isn't.\nYou will:\n\n Diagnose and troubleshoot residential heating and air conditioning systems.\n Identify electrical, mechanical, refrigerant, airflow, and control-related problems.\n Repair and replace motors, capacitors, contactors, thermostats, relays, disconnects, and other HVAC components.\n Diagnose issues involving compressors, condenser units, evaporator coils, blower motors, air handlers, and related equipment.\n Identify the root cause of system failures and determine the most appropriate repair.\n Test completed repairs to verify proper system operation and performance.\n Identify when equipment can reasonably be repaired and when larger repairs or replacement should be recommended.\nDuctless Mini-Splits & Heat Pumps\nOur portfolio includes ductless equipment, so experience with these systems is especially valuable.\nYou may:\n\n Diagnose, service, and repair ductless mini-split and heat pump systems.\n Troubleshoot indoor and outdoor units, controls, sensors, electrical components, refrigerant circuits, and condensate systems.\n Perform routine maintenance, including filter and coil cleaning and condensate drainage inspections.\n Install, replace, and commission ductless mini-split equipment based on experience and applicable requirements.\n Diagnose system performance and refrigerant issues specific to ductless equipment.\n\nPrevious hands-on mini-split experience is strongly preferred.Preventative Maintenance\nGreat HVAC work isn't only about responding when equipment fails.\nYou will perform preventative maintenance designed to keep equipment operating reliably and identify concerns before they become larger problems, including:\n\n Inspecting HVAC systems for proper operation and signs of wear or failure.\n Cleaning and maintaining coils, filters, drains, and other components.\n Inspecting electrical connections and controls.\n Checking condensate drainage.\n Evaluating system operation and performance.\n Identifying developing maintenance or repair needs.\n Documenting findings and recommending additional work when appropriate.\nInstallation & Equipment Replacement\nDepending on your experience, certifications, and the needs of the project, you may independently perform or assist with:\n\n HVAC equipment installations and replacements.\n Condenser and air handler replacements.\n Furnace replacements.\n Thermostat and control installations.\n Component replacements.\n Ductless mini-split installations and replacements.\n Refrigerant line and condensate drain installation.\n Electrical and control connections.\n Equipment start-up and commissioning.\n\nAll installations and repairs must be completed in accordance with applicable requirements, manufacturer specifications, and Pan American Properties' quality standards.Refrigerant & System Performance\nAs an EPA-certified HVAC Technician, you'll be expected to understand refrigerant systems and accurately evaluate overall equipment performance.\nResponsibilities may include:\n\n Checking system pressures and temperatures.\n Evaluating airflow and system performance.\n Identifying potential refrigerant leaks.\n Diagnosing undercharge, overcharge, restriction, and other refrigerant-related concerns.\n Performing applicable refrigerant recovery, evacuation, and charging procedures.\n Repairing refrigerant-related issues within the scope of your certification and applicable requirements.\n Verifying proper system operation following repairs.\nWork Orders, Technology & Communication\nTechnology is an important part of how our field teams communicate, receive assignments, and manage their work. Our HVAC Technicians must be comfortable regularly using a smartphone and company applications throughout the workday.\nYou will:\n\n Use mobile applications and digital work order systems to receive, review, manage, update, and complete assigned work.\n Maintain clear and accurate documentation of diagnoses, repairs, materials used, and work completed.\n Upload photos and other required documentation.\n Communicate material and equipment needs to Supervisors and Dispatch.\n Provide timely updates regarding job status, delays, or additional repairs identified.\n Escalate major repair and replacement recommendations when appropriate.\n Regularly monitor and respond to work-related messages, updates, and notifications.\n Coordinate effectively with Property Management, Maintenance, Dispatch, and other team members.\n Learn and adapt to new company applications, technology, and digital processes as they are introduced.\n Provide HVAC guidance to other Maintenance Technicians when appropriate.\n Communicate professionally and respectfully with residents when working in occupied apartment homes.\n\nBecause you'll frequently be trusted to work independently in the field, reliability, communication, judgment, and follow-through are essential.Safety & Quality\nWe expect every job to be completed safely and with attention to quality.\nYou will be responsible for:\n\n Following company safety policies and procedures.\n Properly using required personal protective equipment.\n Following applicable HVAC, electrical, refrigerant, and workplace safety requirements.\n Safely handling refrigerants, tools, equipment, and job-related materials.\n Maintaining clean and organized work areas.\n Following manufacturer specifications and established repair procedures.\n Using tools and diagnostic equipment appropriately.\n Maintaining professional standards while working in residents' homes and throughout our communities.\n\n⭐ WHAT WE'RE LOOKING FOR\nOur ideal HVAC Technician is an experienced professional who can be handed a problem, work through the diagnosis methodically, determine what needs to be done, and complete quality work without requiring constant oversight.\nYou may be a great fit if you:\n\n Have solid hands-on experience diagnosing and repairing residential HVAC systems.\n Are a strong troubleshooter rather than a "parts changer."\n Understand HVAC electrical, mechanical, refrigerant, airflow, and control systems.\n Have experience repairing and replacing common residential HVAC components.\n Are comfortable reading wiring diagrams, equipment manuals, and technical information.\n Have experience working with ductless mini-split and heat pump systems.\n Take pride in completing repairs correctly and thoroughly.\n Can organize and manage your assigned workload efficiently.\n Communicate well with Dispatch, Supervisors, Property Managers, residents, and fellow technicians.\n Are comfortable working independently while remaining connected and accountable to your team.\n Notice potential problems and communicate them rather than simply completing the immediate work order.\n Are dependable, professional, safety-conscious, and committed to quality workmanship.\n\nExperience working within multifamily residential properties is preferred.\n THIS IS A ROVING POSITION\nThis is a field-based, roving position supporting multiple multifamily apartment communities throughout the Greater Los Angeles region rather than one assigned property.\nTechnicians should expect to travel regularly between assigned properties throughout the workday based on service needs, work orders, preventative maintenance schedules, and daily assignments.\nBecause regular travel between properties is an essential part of this position, team members must maintain:\n\n Reliable personal transportation\n A valid California driver's license\n Current automobile insurance\n The ability and willingness to travel regularly throughout the Greater Los Angeles service area\n\nAssignments and daily work locations may vary based on the needs of our properties and portfolio.\n MINIMUM REQUIREMENTS\n\n Previous professional HVAC Technician experience - Required\n EPA Section 608 Certification - Required\n Strong residential HVAC diagnostic and troubleshooting skills.\n Working knowledge of HVAC electrical, mechanical, refrigerant, airflow, and control systems.\n Ability to independently diagnose common HVAC failures and determine appropriate repairs.\n Experience servicing and repairing common residential HVAC equipment and components.\n Experience with ductless mini-split systems -
