Alpine Property Management is seeking a Rental Operations Coordinator/Manager to oversee the day-to-day performance of our short-term rental portfolio in Big Sky, Montana and assist the Chief of Rental Operations with administrative duties. This role manages the full guest lifecycle, owner communications and property integrity, from peak winter ski season to summer outdoor tourism to shoulder-season lulls, while coordinating cleaning, maintenance, and vendor teams to keep every property guest-ready.

This is a hands-on, locally based position. In addition to remote coordination and guest communication, this role maintains a regular **house route** across assigned properties, like a traditional property manager, with in-person visits to catch issues early and keep units in top condition.

Big Sky, Montana: this is an on-site, locally based position due to the physical property route and seasonal, hands-on nature of the work.

Core Duties & Responsibilities

Property House Route (Physical Site Visits)

-Maintain a regular route of assigned properties, conducting in-person walkthroughs on a set schedule and perform hands-on inspections

-Reports to the Chief of Rentals.

Guest Communication & Experience

- Respond to guest inquiries and issues across platforms (Airbnb, VRBO, direct booking site)

- Manage check-in/check-out logistics, handle complaints, refund requests, and service recovery in real time

Turnover & Property Readiness

- Schedule and coordinate cleaning teams between guest stays, manage inventory of consumables (toiletries, linens, coffee, etc.), coordinate maintenance and vendor scheduling, and coordinate seasonal property checks.

Listing & Channel Management

- Maintain listing accuracy (photos, descriptions, amenities,)

Compliance & Admin

- Ensure properties meet local STR permitting requirements

- Maintain safety compliance (smoke/CO detectors, emergency contact info, winter emergency kits where applicable)

Team Coordination

- Serve as escalation point for after-hours emergencies at times, including winter weather issues (power outages, frozen pipes, road closures affecting guest access)

Skills & Qualifications

Must-have

- Strong written and verbal communication and customer service skills

- Ability to multitask and problem-solve under pressure, including weather-related disruptions

- Comfortable with PMS/STR software

- Scheduling and logistics coordination experience

- Detail-oriented with strong quality control instincts

- Reliable, valid driver's license, comfortable driving a set route in winter mountain conditions

- Physically able to walk properties and handle minor hands-on tasks (resetting equipment, light bulb replacements, hauling supplies)

- Strong time-management skills to balance a fixed route schedule with reactive guest and maintenance issues

Nice-to-have

- Experience with dynamic pricing tools.

- Familiarity with Big Sky/Montana STR permitting rules.

- Background in hospitality, resort, or ski-town property management

- Comfortable being on-call for after-hours issues.

- Existing relationships with local Big Sky vendors (cleaners, snow removal, maintenance)
