Maintenance Director

Maintenance Director Position Summary The Maintenance Director is responsible for the overall maintenance, safety, appearance, and functionality of the assisted living community. This position oversees the building, grounds, equipment, mechanical systems, resident apartments, and preventative maintenance programs to ensure a safe, comfortable, and well-maintained environment for residents, visitors, and employees. Strong plumbing experience is required for this position. The Maintenance Director must be capable of independently troubleshooting and completing common plumbing repairs and maintenance throughout the community. The Maintenance Director works closely with the Executive Director and department leadership and is responsible for coordinating outside contractors when repairs require specialized services. Essential Duties and Responsibilities Building & General Maintenance Oversee the daily maintenance and upkeep of the entire community, including resident apartments, common areas, offices, dining areas, mechanical rooms, and exterior grounds. Perform routine inspections of the building and identify maintenance, safety, and repair needs. Respond to maintenance requests in a timely manner. Complete preventative maintenance on building systems, equipment, and resident apartments. Maintain accurate records of maintenance requests, completed work, inspections, and preventative maintenance. Perform painting, drywall repair, carpentry, door and hardware repairs, flooring repairs, and other general maintenance as needed. Maintain cleanliness and organization of maintenance areas, storage rooms, and mechanical rooms. Assist with resident apartment turnovers and prepare apartments for new residents. Plumbing – Required Demonstrated hands-on plumbing experience is required. Troubleshoot and repair common plumbing issues throughout the community. Repair or replace faucets, toilets, valves, supply lines, drains, fixtures, and other plumbing components. Troubleshoot clogged drains, running toilets, leaks, low water pressure, and other plumbing issues. Identify water leaks and respond quickly to prevent property damage. Perform minor repairs to water heaters and related plumbing components. Maintain and troubleshoot domestic hot and cold water systems. Know when a plumbing issue requires a licensed outside contractor and coordinate repairs accordingly. Monitor plumbing systems for potential problems and address issues before they become major repairs. Maintain documentation of significant plumbing repairs and contractor services. HVAC, Electrical & Mechanical Systems Perform basic troubleshooting and maintenance of HVAC systems. Replace filters and perform routine preventative maintenance. Perform basic electrical repairs when appropriate and permitted. Troubleshoot lighting, switches, outlets, and other basic electrical issues. Monitor mechanical equipment and building systems for proper operation. Coordinate specialized HVAC, electrical, elevator, fire alarm, and other mechanical services with qualified contractors. Life Safety & Regulatory Compliance Maintain the physical environment in accordance with applicable Indiana requirements and company policies. Assist with required inspections and regulatory surveys. Maintain documentation related to inspections, repairs, testing, and preventative maintenance. Assist with fire drills and emergency preparedness activities. Monitor emergency equipment and life-safety systems and coordinate required inspections and servicing. Promptly address identified safety hazards and maintenance deficiencies. Maintain clear access to exits, fire equipment, mechanical areas, and other required areas. Work with leadership to correct deficiencies identified during inspections or surveys. Grounds & Exterior Maintenance Maintain sidewalks, parking areas, entrances, landscaping, and other exterior areas. Coordinate snow and ice removal during winter weather. Maintain exterior lighting and identify potential safety hazards. Coordinate landscaping and other outside maintenance services as needed. Vendors & Contractors Schedule and coordinate outside contractors for specialized repairs and maintenance. Obtain estimates when appropriate and communicate repair needs to the Executive Director. Monitor contractor work to ensure it is completed properly and timely. Maintain records of contractor services, inspections, and repairs. Ensure contractors follow community safety requirements while working on the property. Emergency Response Respond to maintenance emergencies, including water leaks, plumbing failures, HVAC problems, electrical issues, and other building emergencies. Participate in an after-hours/on-call rotation as required. Take immediate action to protect residents, employees, and property during maintenance emergencies. Communicate significant maintenance issues and emergency situations to the Executive Director promptly. Required Qualifications High school diploma or equivalent preferred. Minimum of 3 years of hands-on plumbing and general building maintenance experience required. Strong plumbing troubleshooting and repair skills required. Experience working with commercial, healthcare, senior living, apartment, hotel, or similar facilities preferred. Working knowledge of HVAC, electrical, carpentry, drywall, painting, and general building maintenance. Ability to safely operate common hand and power tools. Ability to troubleshoot problems and determine appropriate repair solutions. Ability to work independently and prioritize multiple maintenance needs. Strong organizational and communication skills. Must be dependable, responsive, and able to handle emergency situations. Valid driver's license required. Must be able to pass required background checks and meet all employment requirements of the community. Preferred Qualifications Previous maintenance leadership or supervisory experience. Experience working in an assisted living, long-term care, healthcare, or senior living environment. Experience with preventative maintenance programs. Experience coordinating contractors and service vendors. Knowledge of Indiana assisted living/residential care facility requirements. Experience with fire/life-safety systems and emergency preparedness. Physical Requirements The Maintenance Director must be able to: Frequently stand, walk, bend, stoop, kneel, crouch, and reach. Lift and carry tools, equipment, and supplies. Safely operate hand and power tools. Climb ladders and access mechanical and maintenance areas. Work indoors and outdoors in varying weather conditions. Respond quickly to maintenance emergencies. Perform physical maintenance tasks for extended periods when necessary. Work Schedule This is a full-time position. The Maintenance Director may be required to work occasional evenings, weekends, holidays, or participate in an on-call rotation based on the needs of the community.
