Maintenance Supervisor 1 - CK Post ATC

Duties Description The Maintenance Supervisor will function as a working supervisor of journeyman level and trades staff engaged in maintenance, repair, rehabilitation, and construction activities and perform the activities and tasks of specialized trades. Specific duties include: Identify and make needed or necessary repairs in a timely manner for the facility. Function as a working supervisor of journeyman level and trades staff engaged in maintenance, repair, rehabilitation, and construction activities. Supervise and plan the work for subordinate staff. Create and submit Purchase Orders and Purchase Requests for maintenance and service‑related supplies, equipment, and contracts and identify and submit the required number of bids. Review job orders, blueprints, and specifications and, as required, visit the project site to determine dimensions, materials, and labor required to complete the project. Prepare rough sketches or plans to scale from oral or written instructions. Assign staff to the project and provide oral instructions and blueprints, specifications, and plans. Meet with supervisors representing other trades involved in the project to coordinate activities and schedule work to be performed to ensure the effective utilization of staff, materials, and equipment and the completion of the project on schedule. Observe and inspect work while in progress and when completed to ensure that specific codes and regulations are followed, materials and equipment are used properly, schedules are met, and work is performed according to plan. Inspect work performed by outside contractors to ascertain conformance with project specifications. Prepare and maintain written records of work performed and completed and account for labor and material used. Evaluate the work performance of subordinate employees. Perform the activities and tasks of specialized trades, including but not limited to trades specialist positions such as Carpenter, Mason and Plasterer, Electrician, and Plumber and Steamfitter. Inspect the facility to determine maintenance needs and recommend projects based on findings. Assist in determining project costs by recommending the resources for labor, materials, and equipment. Advise the Director and the Assistant Director on the feasibility of proposed projects and equipment purchases. Communicate all necessary and required information regarding urgent repairs and maintenance; communicate as needed to provide status of projects, maintenance, and repairs. Might need to attend meetings regarding capital projects or other related maintenance supervisor duties based on facility need. Maintain state vehicles, including registration and inspection, to ensure their safe operation and submit all related documents including vehicle mileage logs. Perform other job‑related duties as needed. Qualifications Minimum Qualifications Non‑competitive: one year of trade experience subsequent to the completion of an apprenticeship or equivalent training for a trades specialist (e.g., Carpenter, Electrician, Mason & Plasterer, Plumber & Steamfitter, HVAC‑R, Roofing, Welder, or similar). For a trades generalist, the minimum qualification is four years of full‑time experience in a trade under a skilled tradesperson, or an equivalent combination of experience and training obtained through technical courses in skilled trades at a school, institute, or branch of the Armed Services. Preferred Qualifications HVAC plumbing and supervisory experience; skilled in one or more trades; demonstrates computer literacy; ability to read and understand written and oral instructions; valid NYS driver’s license. Salary $56,506 - $68,630 plus $4,000 Location Pay. The salary range reflects the full range for this graded position, factoring in annual performance advances based on satisfactory annual performance reviews. Candidates with no previous State service will begin at the hiring rate (starting rate of the salary range) listed above, plus any applicable Location Pay/Geographic Pay/Shift Pay differentials. Background Investigation Requirements All prospective appointees will undergo a staff exclusion list check, a criminal background check (including State and federal criminal history record checks), and a child abuse and maltreatment register check.
