A growing national construction company is seeking an experienced Director of Preconstruction & Estimating to lead its estimating and preconstruction function. This position will oversee preconstruction strategy, construction estimating, team development, and estimating processes supporting renovation projects across multiple markets nationwide.

The ideal candidate will have a background in Multifamily Renovation/Rehabilitation, Affordable Housing/LIHTC, Occupied or Tenant-in-Place Renovations, CapEx, Restoration, Commercial Tenant Improvement (TI), or similar renovation-focused construction. We are particularly interested in candidates who have led estimating/preconstruction teams within a national or multi-market construction organization.

Responsibilities

• Lead, mentor, and develop a Preconstruction/Estimating team of up to approximately 10 professionals.
• Oversee estimating and preconstruction for renovation projects across multiple markets nationwide.
• Manage projects from conceptual estimating and preliminary budgeting through final pricing, contract award, and turnover to construction operations.
• Review plans, specifications, scopes of work, takeoffs, subcontractor proposals, bid packages, and estimates for accuracy and completeness.
• Provide estimating leadership for Multifamily Renovation, Affordable Housing/LIHTC, Occupied Renovation, CapEx, Restoration, Commercial TI, and related renovation construction projects.
• Develop and maintain consistent estimating processes, cost databases, templates, reporting, and best practices.
• Lead value engineering, constructability reviews, cost analysis, scope development, bid leveling, and subcontractor buyout strategy.
• Partner with Project Management, Operations, Business Development, executive leadership, subcontractors, and vendors throughout the preconstruction process.
• Develop and maintain subcontractor/vendor relationships across multiple geographic markets.
• Track historical project costs, regional pricing, labor/material trends, and market conditions to improve estimating accuracy.
• Support continued growth and development of the Preconstruction & Estimating department as the organization expands nationally.

Ideal Background

• Progressive experience in Construction Estimating and/or Preconstruction, including leadership responsibility.
• Experience managing and developing Estimators, Senior Estimators, Preconstruction Managers, or similar professionals, ideally with responsibility for teams of up to 10.
• Experience with a national, regional, or multi-market General Contractor or renovation contractor strongly preferred.
• Project experience in Multifamily Renovation/Rehab, Affordable Housing/LIHTC, Occupied/Tenant-in-Place Renovation, Market Rate Multifamily, CapEx, Restoration, Commercial TI, or similar renovation construction.
• Strong knowledge of conceptual estimating, detailed cost estimating, takeoffs, subcontractor scopes, bid leveling, value engineering, constructability, budgeting, and project turnover.
• Ability to oversee multiple estimates, markets, deadlines, and priorities simultaneously.
• Strong leadership and communication skills with the ability to work across Preconstruction, Operations, Project Management, Business Development, and Executive Leadership.
• Comfortable utilizing modern estimating, construction management, and reporting technology.
