Director of Preconstruction

The Preconstruction Manager is a senior leadership role responsible for overseeing all preconstruction activities for complex, large-scale development projects, including high‑rise and mixed‑use assets. This position provides strategic oversight from early design through GMP execution, ensuring cost certainty, schedule alignment, and constructability optimization. The role partners closely with Development, Construction, and Executive leadership to drive disciplined planning, rigorous financial analysis, and scalable preconstruction processes that support portfolio growth in highly regulated urban environments. Job Duties and Responsibilities Lead all preconstruction planning activities for active and pipeline developments, ensuring alignment with project vision, financial targets, and delivery schedules Oversee early design coordination efforts, collaborating with architects, engineers, and consultants to align scope, budget, and constructability objectives Develop and manage detailed project budgets, estimates, and schedules utilizing industry‑standard tools and methodologies Direct consultant engagement and subcontractor outreach to ensure competitive pricing, capacity validation, and market intelligence Establish and implement internal standards, reporting structures, and phase controls for preconstruction activities Lead value engineering initiatives to optimize cost efficiency while preserving design intent and quality expectations Deliver fully defined and contracted Guaranteed Maximum Price (GMP) packages for major high‑rise and mixed‑use developments Navigate complex urban development requirements, including permitting, coastal construction considerations, hurricane‑resistant standards, and flood zone compliance Build strong cross‑functional partnerships across Development, Construction, and Executive teams to drive transparency and trust Create scalable preconstruction processes to support long‑term portfolio expansion and operational excellence Qualifications Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field Ten or more years of preconstruction, estimating, or related experience within commercial or residential development Proven experience delivering ground‑up high‑rise or large‑scale projects Strong understanding of the South Florida construction market, including subcontractor dynamics and regulatory requirements Expertise in budgeting, estimating, scheduling, and constructability analysis Proficiency with industry tools such as Procore, Bluebeam, Excel, Primavera, or similar platforms Experience working for a general contractor or real estate developer preferred Background in luxury residential, condominium, hospitality, or mixed‑use developments preferred Familiarity with flood zones, coastal construction, and hurricane‑resistant design principles preferred Demonstrated strategic thinking, financial acumen, collaborative leadership, and proactive problem‑solving capabilities #J-18808-Ljbffr Employment Resource Group
