Maintenance Technician - West Edge

Job Description Summary West Edge has an immediate opening for an experienced Maintenance Technician. The role involves performing technical and mechanical work to ensure the property meets standards for cleanliness, appearance, safety, and functionality. Support a team focused on customer service and exceeding expectations Complete resident service requests and repairs in a timely manner, including appliance repairs Prepare apartments for new move‑in by completing the make‑ready process Maintain cleanliness of exterior buildings and parking areas Assist with vendor management and other duties Perform routine maintenance and inspections for equipment Qualifications Knowledgeable in safe use and maintenance of hand tools, power tools, and mechanical equipment Previous experience with painting, entry‑level carpentry, appliance repair, and basic plumbing High level of professionalism in manner and dress Excellent communication skills; ability to read, write and communicate effectively Proficient in MS Office Suite Essential Responsibilities Complete assigned work orders from resident requests and preventative maintenance, diagnosing defects and making repairs per policies, procedures, safety standards, and code requirements. Complete the make‑ready process for vacant apartments, including pre‑move‑out inspection, creating a punch list, scheduling vendors, obtaining supplies, and inspecting completed work. Manage materials, supplies, equipment, and tools by tracking inventory, returning unused items, and notifying supervisors of re‑ordering needs. Document and complete paperwork accurately and promptly so service requests are tracked. Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing pool areas, and general cleaning. Support cost‑cutting by fixing parts, minimizing waste, and using tools correctly. Other Responsibilities Attend safety meetings, complete required OSHA and safety training, and report accidents promptly. Periodically inspect contractor, vendor, and service provider work to verify quality standards and specifications. Service Technician Responsibilities Assist in conducting routine and periodic property inspections to identify safety concerns and communicate needs to management. Physical Demands Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Travel may be required for training and assistance at other properties. Work flexible schedule, including call time during evenings, weekends, and holidays. Required Licenses or Certifications EPA Type 1, Type II, or Universal certification for refrigerant recycling (applicable to certified service technicians). All certifications required by state and local jurisdictions (applicable to all service technicians). Valid driver’s license to operate a golf cart if required. Compensation Hourly range: $23.00 – $27.04. Base salary with potential quarterly/annual or weekly/monthly bonus programs based on performance.
