Role Overview

We are seeking a reliable, detail-oriented, and authoritative Inspections Coordinator to join our property management team as a 1099 Independent Contractor. In this role, you will be the eyes and ears of our company in the field, responsible for evaluating property conditions, documenting maintenance needs, and enforcing lease standards.

This is not just a data-collection role; it requires a strong backbone. You will frequently interact with tenants and must possess the professional confidence to firmly but gracefully inform them when they are failing to meet our expectations. If you are highly organized, comfortable with field technology, and capable of handling conflict with high integrity, we want to speak with you.

Rock Solid Properties manages more than 300 rental units in Cheyenne and the surrounding area, so there is steady work from day one.

Key Responsibilities

• Schedule & Coordinate: Manage your own calendar to schedule and complete routine, move-in, and move-out inspections by their due dates. Record every confirmed appointment in our scheduling system as soon as it is booked.
• Conduct Physical Inspections: Perform thorough walk-throughs of residential properties in zInspector, using our templates, evaluating both interior and exterior conditions against company standards. Routine inspections happen 90 days after move-in and 90 days before move-out; they are focused condition checks that zero in on anything wrong. Move-in and move-out inspections are fully detailed, room by room, because they decide security deposits. Move-outs are the most detailed of all, since they are compared against the move-in report.
• Enforce Property Standards: Act as the frontline enforcer of lease agreements. Address tenants directly, professionally, and firmly when property conditions do not meet expectations, and apply the same standard to every tenant, every time.
• Issue Violations: Formalize tenant non-compliance or property damage by issuing violation notices on our approved templates, backed by your photos and notes. Anything outside a standard notice, and any question about deposits, rent, or lease terms, goes to the property manager.
• Proactive Maintenance: Use our maintenance software (Property Meld) to independently create a maintenance request for every issue you find, the same day. Urgent issues (active leaks, no heat, safety hazards) get a request on site and a call to the office. Findings are never reported only by text or phone.
• Document Conditions: Create unimpeachable records of property conditions using highly accurate, objective notes and clear, well-lit photographs. Reports are sent within 24 hours of the visit.
• Key & Asset Management: Follow our key custody protocol. Keys are checked out from the office for each assignment, stay under your control in the field, are never copied or lent, and are returned and logged by the end of the same business day. Access codes and tenant information are confidential.

What "Complete" Means

An inspection is complete, and paid, when:

• the zInspector report is finished and sent, with every room and the exterior photographed;
• every maintenance item is entered in Property Meld;
• any violation notice has been issued; and
• the keys are logged back in.

An inspection that is started but not finished is not complete.

Requirements & Qualifications

• Integrity & Security: Must pass a comprehensive background check and a driving record check before the first assignment.
• Transportation: Must possess a valid driver's license, reliable personal transportation, and required auto insurance.
• Conflict Resolution & Backbone: Must be comfortable holding others accountable. Requires the ability to handle pushback or confrontational tenants gracefully but firmly without backing down on company standards. You may end any visit and leave if you feel unsafe; document it and call the office.
• Professionalism: Must maintain a high level of professionalism in person, on the phone, and in written reports, and handle keys, access codes, and tenant information with complete discretion.
• Responsiveness: Confirm or decline new assignments within one business day.
• Tech-Savvy: Must own a smartphone with a reliable data plan and possess the ability to navigate field software, upload photos, and troubleshoot basic software issues independently. We will walk you through our zInspector templates and Property Meld.
• Physical Capability: Must be physically able to walk large properties, navigate stairs repeatedly, and conduct thorough on-site physical inspections in various weather conditions.
• Preferred: Experience in property management, home or insurance inspection, real estate, construction, or property preservation. Your own general liability insurance is a plus.

Note on Contractor Status & Compensation

This is a 1099 Independent Contractor position.

• Your schedule, your methods: You choose which assignments to accept and when you do the work. We set the due date and the report standard; how you get there is up to you.
• Compensation: Paid on a flat-rate basis per completed inspection:
• • Routine inspection (90 days after move-in or 90 days before move-out): $40
  • Move-in inspection: $40
  • Move-out inspection: $65
  • Trip fee: $20 when you arrive at a confirmed appointment but can't complete the inspection for a reason outside your control, such as a tenant refusing entry, a key that doesn't work, an unrestrained animal, only a minor home, or unsafe conditions (documented with a photo and a note).
• Payment: Invoice us every two weeks for completed inspections, and we pay by direct deposit. A W-9 is required.
• Expenses: As an independent contractor, you are responsible for your own travel expenses, mileage deductions, tax withholdings, and tools of the trade (smartphone/vehicle).
• Volume: We are looking for capacity of at least 10 inspections a week to start. More is available.
• Term: The engagement begins with a 90-day contract. During that time we track a short list of results: inspections completed by their due date, report turnaround, report quality, and key returns. Either party may end the agreement with 7 days' written notice. Contractors who consistently meet the standard may be offered continuing work or considered for a permanent position as our team grows.

2. How many inspections a week you can reliably complete, and which days you are usually available.

Our process: a short phone call, an in-person interview, a background and driving record check, and one paid trial inspection on a vacant home.
