Property Manager

We are seeking a highly organized, proactive, and customer-focused Property Manager to oversee the day-to-day operations of a diverse portfolio of rental properties. Key Responsibilities:

Client Representation

• Serve as a primary point of contact for clients seeking professional property management and leasing services.
• Conduct consultations to understand client objectives, property needs, financial considerations, and service expectations.
• Provide informed guidance on rental values, market conditions, leasing strategies, and property investment considerations.
• Support the preparation and negotiation of property management agreements and lease documentation.
• Build trusted relationships with property owners through responsive communication, consistent follow-through, and knowledgeable service.

Property Management

• Oversee the daily management of single-family homes, apartment communities, and commercial properties within the assigned portfolio.
• Coordinate maintenance, repairs, renovations, and service requests while maintaining communication with owners and tenants.
• Monitor rent collection activities and address tenant concerns, disputes, and account-related issues.
• Conduct regular property inspections and follow up on maintenance, lease, and compliance matters.

• Reconcile trust accounts and operating accounts while maintaining accurate financial records.
• Coordinate with contractors, vendors, and service providers to support timely and quality property maintenance.
• Monitor property performance and identify opportunities to improve service, leasing activity, and operational efficiency.

Market Analysis

• Monitor local real estate trends, rental rates, property values, and market activity.
• Prepare comparative market analysis (CMA) reports to support rental pricing and leasing recommendations.
• Use relevant market information to help property owners make informed decisions regarding rental values and property positioning.

Marketing & Leasing

• Develop and implement marketing strategies to promote available rental properties.
• Create and maintain property listings across MLS, company websites, social media, and other appropriate platforms.
• Coordinate property marketing activities to generate qualified tenant interest and support timely leasing.
• Use both digital and traditional marketing approaches to attract prospective owners and tenants.

Legal & Regulatory Compliance

• Ensure property management activities comply with applicable local, state, and federal requirements.
• Stay informed about changes to real estate and property management laws and regulations.
• Communicate relevant regulatory requirements to clients and help maintain compliant property operations.
• Maintain accurate documentation and records to support regulatory and operational requirements.

Networking & Relationship Building

• Develop professional relationships with real estate professionals, contractors, vendors, and service providers.
• Represent the organization professionally at relevant industry events, conferences, and seminars.
• Maintain a strong professional network that supports property operations, client service, and business development.

Required Qualifications:

• Active Nevada real estate salesperson license.
• Active Nevada property management license.
• Minimum 3 5 years of experience in property management, real estate, or a related field.
• Strong knowledge of local real estate market conditions, regulations, rental values, and industry trends.
• Excellent written and verbal communication, negotiation, and interpersonal skills.
• Strong knowledge of property management software; AppFolio experience preferred.
• Ability to work independently while contributing effectively as part of a collaborative team.
• Highly organized and detail-oriented with the ability to manage multiple properties, transactions, and priorities simultaneously.
• Customer-focused approach with a strong commitment to exceptional service and hospitality.
• Valid driver's license and reliable transportation.
• Availability to respond to after-hours emergencies when needed.
• Ability to work effectively in a fast-paced property management environment while maintaining accuracy and professionalism.
