Things You’ll Learn / Skills You’ll Enhance You'll gain industry knowledge of the following for Homeowner Association's and Condo Association's: Learn to prepare and monitor community budgets, and build confidence managing day-to-day financials including invoices, collections, and cash flow. Develop the skills to present monthly financial reports to a board of directors with clarity and professionalism. Communications Sharpen your ability to proactively communicate with homeowners and board members in a way that builds trust and transparency. Gain experience managing community announcements, newsletters, and homeowner inquiries while meeting service level expectations. Practice delivering clear, concise text-based updates to keep your community informed. Inspections & Compliance Learn to conduct community inspections and develop a trained eye for identifying violations and preparing enforcement packages. Build a strong working knowledge of governing documents and Florida community association regulations. Develop the ability to guide homeowners through the architectural review process, helping them understand guidelines and documentation needs. Learn to prepare complete, decision-ready packages for board and committee review. Practice communicating review outcomes to homeowners in a timely and professional manner. Maintenance Oversight Build hands-on experience overseeing vendor performance and ensuring common areas are clean, safe, and well-maintained. Learn to manage routine and preventative maintenance schedules that keep a community running smoothly. Gain exposure to emergency and capital replacement maintenance planning tied to reserve studies. Procurement Develop your skills as a liaison between the board and vendors, learning how community procurement really works. Get practical experience managing RFPs and RFIs, reviewing contracts, and ensuring vendor agreements meet association requirements. Learn the full cycle from bid to award, including coordinating next steps with selected vendors. Learn to develop and support emergency preparedness plans, community rules, and safety protocols. Build awareness of access controls, association-maintained infrastructure, and the compliance obligations that protect the community. Gain experience tracking permits and ensuring the community stays current on regulatory requirements. Governance Deepen your understanding of Florida community association law and how legislative changes impact day-to-day management. Stay connected to industry trends and best practices, building the advisory foundation that great managers are known for. Experience / Skills LCAM license is required.
