What this job involves As a Sr Associate I in Retail Client Accounting with JLL's Property Management team in Hawaii, you will deliver financial stewardship for our retail real estate portfolio. This role manages the complete accounting cycle for a single retail shopping center while partnering with property management teams and clients to drive informed business decisions. You will produce accurate and timely financial reporting, maintain internal controls, and serve as a trusted financial advisor to operational stakeholders. You will leverage your accounting expertise and retail real estate knowledge to ensure compliance, identify financial trends, and support strategic planning that enhances property performance and client satisfaction. What your day-to-day will look like Prepare monthly, quarterly, and annual financial statements and management reports for assigned retail client properties, ensuring accuracy, timeliness, and GAAP and client-specific compliance Process accounts payable and accounts receivable transactions, including invoice coding, payment processing, tenant billing, and collections follow-up to maintain healthy cash flow Perform monthly account reconciliations for balance sheet accounts, including bank statements, tenant accounts, prepaid expenses, and accruals, and resolve discrepancies promptly Coordinate and support annual budget preparation and quarterly forecast processes with property managers to develop accurate projections and variance analyses Serve as the primary finance contact for property management teams and client stakeholders, responding to inquiries and providing analytical support for decision-making Maintain organized documentation and filing systems in accordance with client requirements and JLL policies, ensuring audit readiness Monitor compliance with lease agreements, service contracts, and client accounting policies, proactively identifying issues and collaborating with operations to resolve discrepancies Prepare the property annual budget as required by the Client. Required qualifications Bachelor's degree in Accounting, Finance, or related field from an accredited institution Minimum of 5 years of progressive accounting experience, preferably in retail property management, real estate, or professional services; shopping center experience is a plus Strong working knowledge of GAAP and financial statement preparation Proficiency with accounting software systems (Yardi, MRI, or similar property management platforms) and advanced Microsoft Excel skills including pivot tables, VLOOKUP, sorting/subtotals, and financial modeling Demonstrated ability to manage multiple accounts simultaneously while meeting monthly close deadlines in a fast-paced environment Excellent analytical skills with ability to investigate variances, identify trends, and present financial information clearly to non-financial stakeholders Strong written and verbal communication skills with a client service orientation and ability to build productive relationships across teams Ability to work in the West Coast time zone, collaborating with Central time zone regional teams and aligning with Hawaii time zone business hours Preferred qualifications CPA certification Experience in commercial real estate accounting, including CAM reconciliations, percentage rent calculations, and lease accounting concepts Experience with large-scale property management organizations or multi-property portfolios Knowledge of lease administration principles and ability to interpret lease documents for accounting purposes Familiarity with financial reporting tools and BI platforms for data visualization and reporting Experience supporting annual audits and working with external auditors Exposure to process improvement and opportunities for automation in accounting workflows This position does not provide visa sponsorship. Final compensation depends on qualifications, location, market conditions, and internal considerations.
