Responsibilities Complete lease forms or agreements and collect rental deposits. Ensure the "model" apartments and target apartments are ready for show. Maintain work areas and office in a clean, orderly manner, with awareness of the property's curb appeal. Have thorough knowledge of lease terms, specifications, and community policies. Apply telephone and sales techniques to attract and retain tenants. Understand current market conditions, rental rates, sizes, locations, and property amenities. Maintain contact with apartment locator services and local businesses to provide informational material, updating periodically. Research competitive properties ("shopping"). Develop full knowledge of application requirements, screening processes, and rental policies. Conduct outreach marketing at least once per week. Maintain an ongoing resident retention program under the direction of the Community Manager. Participate actively in the renewal process. Keep resident and property files properly maintained. Process administrative forms, reports, and related information efficiently and timely. Report unusual or extraordinary circumstances regarding the property or residents. Handle resident requests and complaints courteously and efficiently. Maintain a professional appearance and attitude at all times. Pursue educational opportunities and self‑improvement for personal growth. Assist the Assistant Manager in collecting delinquent rents. Perform any other duties assigned by the Community Manager. Performance Measures Understand all phases of the leasing agent role. Achieve Lead‑to‑Lease ratios. Attain customer satisfaction measured through tenant surveys. Complete assignments within deadlines and with minimal mistakes. Demonstrate creativity and innovation in improving property value. Use resources optimally. Show dependability and take increasing responsibility. Work effectively with a wide range of clients, co‑workers, vendors, and tenants. Maintain professionalism in work relationships. Complete tasks with minimal management attention. Maintain frequent contact with tenants, owners, contractors, and community members. Coordinate end‑product of outside contractors and their staff on‑site. Available Shifts 1st Shift (Day) Job Requirements Must be able to perform each essential duty satisfactorily. Mathematical skills: add, subtract, multiply, and divide whole numbers, common fractions, decimals. Calculate figures and amounts such as promotional discounts, balances due, and prepaid amounts. Physical Demands: Use hands, stand, walk, sit, reach, climb, balance, stoop, kneel, crouch, crawl, smell; lift up to 20lb; visual abilities; background check and drug screening required.
