Maintenance Operator

Facility Technician Responsible for the operation, replacement, repair, and maintenance of general building-related infrastructure. Work involves the lifting of heavy materials and apparatus, and may be performed in areas of extreme heat, cold, and/or noise. Receives and responds to service calls, takes immediate action to resolve emergency situations or system breakdowns. Ensure preventive maintenance inspections are completed, and necessary repairs are always made. Ensures that the work area/plant is always clean, safe, and that managed/generated utilities meet delivery specifications. Oversees contractors, routine, and preventive maintenance work to ensure work is performed appropriately and in a safe manner. Communicates with ISS and Customer operations management teams, tenants/utility system end users, and Business Unit Stakeholders. The hourly pay range for this position is $29 - $35. The work hours for this position may include afternoons, evenings, weekends, and/or holidays. Understanding and able to troubleshoot office building emergency and fire systems Understanding and able to troubleshoot and maintain central plant systems and supporting equipment Able to operate, monitor, adjust, and maintain Building Automation Systems (BAS) Able to troubleshoot/maintain/repair plumbing, Mechanical, and minor electrical components/systems Able to read Piping & Instrument Drawings (P&IDs), Floor Plans, Site Maps, and/or Electrical Diagrams Able to produce a quality work product in a prompt, safe, and efficient manner Ability to read, write, and communicate in English required Works and participates well as a team member Communicate well with others; clearly write and speak to clients, superiors, coworkers Good organization skills; disciplined approach to daily activities; takes a sense of pride in all aspects of the job Presents self in a professional manner: neat appearance and grooming Great communication skills are needed to interact with customers and tenants accordingly Able to produce a quality work product in a prompt, safe, and efficient manner Ability to work without supervision and appropriately with multiple deadlines Maintain a good attendance record, including notification in the event of tardiness and absence For internal candidates, they must constantly receive a "meets expectations" job performance review HS Diploma or greater Minimum of two (2) years of experience in facility maintenance Experience with the customer line of business Experience with customer building type(s) Apprentice/Generalist level craftsman in facility maintenance Reads and interprets Piping & Instrument Drawings (P&IDs), Floor Plans, Site Maps, and/or Electrical Diagrams Experience & proven ability to install/demo/setup/repair general building infrastructure, e.g., paint/patch, flooring, windows, doors, hardware, Experience & proven ability to safely secure hydronic and electrical systems for maintenance Experience & proven ability to Braze/Solder copper pipe, thread black pipe Basic carpentry skills Knowledge of the operation of building auxiliary systems i.e., fire-life safety, stand-by emergency generators Familiarity of general building systems i.e., vertical lift equipment, overhead doors Ability to write, execute written and oral instructions, and perform arithmetic calculations Strong knowledge of safe work practices and procedures typical for maintenance operations Ability to safely wear a respirator, climb ladders, enter confined spaces, lift heavy objects, and perform other physically demanding tasks Safely and skillfully use all types of related hand and power tools Performs TS operation, installation, replacement, repair, and maintenance of TS-related mechanical, electrical, plumbing, and life safety systems Perform/Direct TS Preventive Maintenance Work orders from the PM Calendar Works closely with the "Manager" to optimize the Preventive Maintenance Program Responds to trouble calls; works closely with Operations to ensure efficient operations; maintains records, logs, and files as required Perform scheduled rounds and readings on plant systems/assets Ensures services/maintenance are executed according to established standards Identify deficiencies through regular and thorough inspection of facility infrastructure Repair restroom fixtures, sweat/braze copper pipe, and thread black pipe Drain & "safe off" systems to facilitate repairs Perform minor carpentry tasks, replace ceiling tiles, repair, or replace door hardware, locks, panic bars etc. Perform minor electrical tasks to include bulb and ballast replacement Inspect mechanical, electrical systems, trace electrical circuits, operate switchgear, record inspections, and write reports to Supervisors Assists other Mechanics, Electricians, and Operators with major repairs and maintenance of facility equipment Ensures regulatory compliance associated with in-scope TS services Reads and interprets Piping & Instrument Drawings (P&IDs), Floor Plans, Site Maps, and/or Electrical Diagrams Operates support equipment, including forklifts, cranes, pay loaders, and moving vehicles Maintains tools and orders supplies as required for installation and repairs Complies with departmental policy for safe storage, usage, and disposal of hazardous materials Follows safety practices and utilizes protective clothing and equipment as required by OSHA. Know the whereabouts of all emergency equipment (i.e., fire extinguishers, eyewash, and shower stations, first aid supplies, breathing apparatus, etc.) Safely use hand tools, power tools, and test instruments to maintain, troubleshoot, and repair various types of equipment Supports customer satisfaction processes by ensuring customers are informed about the status of their request in a timely and accurate manner Maintains operation and maintenance manuals for all equipment. Record all tests, scans, and inspections as directed Maintains all tests, logs, and manuals in an efficiently organized manner Ensures accurate and timely documentation Follows good housekeeping standards Perform any additional duties on an "as-required" basis where such duties are within the scope of contractual obligations Communicates with ISS and Customer facility operations management teams, tenants/utility system end users, and Business Unit Stakeholders Operate, Monitor, Adjust, and Maintain facility assets/systems and associated Control Systems Maintain CMMS system records, logbooks, and required documentation Oversee work performed by outside contractors Requisition necessary materials to complete required repairs Perform applicable administrative dutiesPayroll, HR, training, etc. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
