About the Job

Facility Diagnostics (FD) is growing, and we are looking for an experienced Building Enclosure Commissioning and Facility Assessment professional to join our team and help us grow these service lines.

This is not a narrowly defined production role. We are looking for someone who can lead projects, work directly with clients, evaluate buildings and systems, develop practical recommendations, and help shape the future of FD's Building Enclosure Commissioning (BECx) and Facility Assessment practice.

This is also an opportunity to build something.

The right person will have the opportunity to help grow the practice, develop client relationships, expand our capabilities, improve how we deliver the work, and, as the service line grows, recruit and build their own team. We want someone who is interested in eventually leading a successful practice within Facility Diagnostics, not simply managing a collection of projects.

Facility Diagnostics is a commissioning-led building performance consulting firm. We work with healthcare organizations and other institutional and commercial clients to help make sure their buildings perform as intended, identify risks within existing facilities, and make better decisions about capital investment.

The right candidate will bring strong experience in Building Enclosure Commissioning, Facility Condition Assessments (FCA), Property Condition Assessments (PCA), or a combination of these areas.

Responsibilities

Building Enclosure Commissioning

• Lead Building Enclosure Commissioning projects from design through construction and closeout.

• Perform enclosure design reviews and provide practical, technically sound recommendations.

• Review submittals and shop drawings for conformance with the project requirements.

• Perform construction-phase field observations and document identified issues.

• Coordinate and observe enclosure testing and verification activities.

• Evaluate roofing, exterior walls, windows, doors, waterproofing, air and vapor barriers, and related

enclosure assemblies.

• Work collaboratively with owners, architects, contractors, consultants, and testing agencies to resolve

enclosure issues.

• Prepare clear BECx documentation and reports that help project teams understand issues and take

action.

Facility Assessments and Capital Planning

• Lead Facility Condition Assessments and Property Condition Assessments for healthcare, institutional,

commercial, and other facilities.

• Plan and conduct field investigations and facility assessments.

• Evaluate existing building systems and identify deficiencies, risks, remaining useful life, and capital

needs.

• Assess building enclosure, MEP, structural, fire/life safety, and other major facility systems based on

experience and project requirements.

• Develop capital renewal recommendations, cost estimates, and long-term capital planning information.

• Develop and evaluate Facility Condition Index (FCI) information while helping clients understand both

facility condition and the operational risk associated with identified deficiencies.

• Apply ASTM E2018 and other applicable assessment standards as appropriate.

• Prepare and review clear, technically sound reports that owners can actually use to prioritize capital

investment and make decisions.

Project and Client Leadership

• Manage projects from proposal and kickoff through field investigation, reporting, and closeout.

• Manage scope, schedule, budget, staffing, and quality.

• Serve as a primary client contact and build trusted, long-term relationships.

• Present findings and recommendations to facility staff, project teams, and senior leadership.

• Coordinate with owners, architects, engineers, contractors, commissioning providers, and other project

stakeholders.

• Identify client needs and opportunities where FD can provide additional value.

• Support proposal development and business development efforts.

Build and Grow the Practice

• Help establish the long-term direction of FD's Building Enclosure Commissioning and Facility

Assessment services.

• Develop and improve technical standards, tools, templates, processes, and quality-control procedures.

• Help expand existing client relationships and develop new opportunities.

• Identify complementary services and capabilities that strengthen the practice.

• Help recruit, mentor, and develop additional technical staff as workload grows.

• Build and lead a team capable of supporting a growing national practice.

• Take on increasing responsibility for the performance and direction of the service line as it develops.

What We Are Looking For

We care more about demonstrated capability, judgment, and experience than checking every box on a list.

Strong candidates will have:

• Significant experience with Building Enclosure Commissioning, Facility Condition Assessments, Property

Condition Assessments, building evaluations, or related consulting.

• Strong knowledge of building enclosure systems and construction.

• Working knowledge of MEP, structural, fire/life safety, and other major building systems is highly

desirable.

• Familiarity with ASTM E2018 and other applicable assessment and commissioning standards.

• Experience with capital planning, cost estimating, lifecycle analysis, and/or FCI calculations.

• Ability to independently perform field investigations and translate technical findings into practical

recommendations.

• Strong project management skills and the ability to manage multiple assignments.

• Excellent technical writing and communication skills.

• Ability to communicate comfortably with facility staff, contractors, design professionals, owners, and

senior leadership.

• Strong judgment, critical thinking, and problem-solving skills.

• An entrepreneurial mindset and an interest in helping grow a service line, not simply executing assigned

projects.

Professional credentials such as P.E., R.A., BECxP, CxA, or other relevant building enclosure, commissioning, engineering, architecture, or facility assessment credentials are preferred.

However, we are also interested in experienced candidates whose technical background, leadership ability, and project experience demonstrate equivalent expertise.
