Property Manager

Job Description

We are seeking a Property Manager in the Gainesville area.

This position will manage site operations of rental properties. Responsible for all activities to ensure that assigned properties are operated in an efficient, cost effective manner while providing high-quality, well-maintained housing to residents. This candidate must have tax credit experience.


1. Assists Intake Specialist in providing orientation for new residents.

2. Conduct walk through of unit, explains lease and resident responsibilities including maintenance and housekeeping standards requirements.

3. Performs verification of employment and income information reported by applicants on applications.

4. Receives and processes applications for continued occupancy, conducts annual re-certifications reviews, makes any necessary rental adjustments and prepares lease amendments.

5. Maintains record of vacancy pool of ready apartments and prepares weekly move-in and move-out reports.

6. Collaborate with Inspectors to ensure that the assets are maintained and sustainable by issuing a proper notice if unit is in violation of housekeeping standards.

7. Assists in resolving resident issues.

8. Performs weekly walk-through inspections of buildings and grounds to observe conditions of property, and where appropriate, notify the work order clerk.

9. Assists Tenant Accounting Tech in the preparation of rent delinquency notices, follow-up on delinquent accounts and pursue collections in accordance with established.

10. Assists in the preparation of eviction forms, and attends court for eviction hearings.

11. Prepares reports for the Asset Manager dealing with vacancies, move-in and move-outs, and the monthly rent roll.

12. Works with Resident Services to plan and implement activities and programs for the residents.

13. Performs other duties as required.

REQUIRED EDUCATION AND EXPERIENCE:
• Bachelor's degree in business or public administration, or closely related field or an equivalent combination of education and experience.
• Minimum of two years of experience in property management in a public housing property management setting, including tax credit experience.


Pay range: $22 - $32/hr

Drug screening and background check required for the opening.
