The Opportunity We are seeking an experienced Preconstruction Manager to lead the estimating and preconstruction process on large-scale mission-critical projects. Working closely with operations, business development, design consultants and clients, you will be responsible for developing competitive budgets, managing preconstruction schedules, identifying value engineering opportunities and ensuring projects are positioned for successful delivery. Key Responsibilities Lead all preconstruction activities from project pursuit through handover to the operations team. Develop conceptual, schematic, design development and GMP estimates for mission-critical construction projects. Review drawings, specifications and project documentation to identify scope, risks and cost-saving opportunities. Prepare detailed quantity take-offs, budgets and cost analyses. Coordinate with clients, architects, engineers and subcontractors throughout the design process. Solicit, review and evaluate subcontractor and supplier proposals. Lead value engineering exercises while maintaining project quality and performance requirements. Develop preconstruction schedules and procurement strategies. Present estimates, budgets and project updates to senior leadership and clients. Support contract negotiations and project buyout activities. Ensure all estimates are accurate, competitive and aligned with company standards. Requirements 7+ years of preconstruction, estimating or project management experience within commercial or mission-critical construction. Experience delivering large-scale data center, industrial, healthcare or other technically complex projects. Strong understanding of building systems, including structural, mechanical and electrical scopes. Experience preparing conceptual estimates, GMPs and detailed cost plans. Strong commercial awareness and financial acumen. Excellent communication and stakeholder management skills. Ability to manage multiple pursuits and deadlines simultaneously.
