Our office spans the top two floors of the building and features expansive views of the mountains and the downtown skyline. AIR values relationships and the benefits from working side by side with teammates, therefore this position will be in-office 5 days a week to support the team.Job DescriptionThe Specialist is a detail-oriented and analytical professional who supports day-to-day operations and project execution across a large, multi-family portfolio. This role focuses on executing tasks, solving problems, and performing analysis to support team functions. Working under the guidance of Leads and Managers, the Specialist contributes to operational efficiency by ensuring accuracy, consistency, and timely completion of work. This role is ideal for someone who is developing their analytical and problem-solving skills while gaining exposure to cross-functional operations. ESSENTIAL JOB FUNCTIONS Transaction & Property TransitionsOwn and support all administrative tasks related to property transitions (dispositions, acquisitions, management transitions)Update provider records, banking details, and invoicing informationCoordinate completion of required provider transition documentationEnsure all transition requirements are completed accurately and on time Contract ManagementCoordinate contract execution process, including sending for signature and tracking completionEnsure all contracts are fully executed and properly stored in accordance with company policiesRetrieve and distribute contract copies to Transaction and Investment teams as needed Revenue & Financial CoordinationSupport revenue reporting follow-up and issue resolutionPartner with FP&A and Accounting teams to address GL reclasses and financial discrepanciesReview reports to identify potential errors or inconsistenciesProactively follow up with providers on outstanding payments and ensure timely resolution Documentation & ComplianceMaintain accurate and organized records of contracts, financial documentation, and provider informationEnsure all documentation adheres to company standards and audit requirements Process & Workflow ManagementTrack status of ongoing tasks (contracts, transitions, payments) across multiple stakeholdersMaintain organized systems (trackers, logs) to ensure visibility and accountabilityManage high-volume communication and follow-ups with internal teams and external providers Issue Resolution & EscalationIdentify delays, risks, or gaps in processes and escalate as neededWork cross-functionally to resolve operational and administrative issuesQualifications1–3 years of experience in operations, real estate, or a related fieldBachelor’s degree or relevant internship/work experience preferredStrong organizational and task-tracking skills across multiple workflowsHigh attention to detail (contracts, financial data, documentation)Ability to manage high-volume email and follow-ups across stakeholdersComfort working with financial data (GL, invoicing, payment tracking)Strong communication skills (external providers + internal teams)Ability to prioritize and manage competing deadlinesAdditional InformationAIR offers attractive total compensation packages designed to recognize and reward performance at the individual, team and company levels.
