Job Description Summary This role manages the day-to-day operations of an assigned property including managing the team members, daily activities, and resources to achieve budgeted financial and operational goals, and ensures compliance with Company policies and procedures, Fair Housing, ADA, FCRA, and other laws and regulations governing multi-family housing operations. Responsibilities Provides input into the development of budget(s) by analyzing financial statements, reviewing current and projected marketing information, and accessing operational reports to establish performance patterns. Manages targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial deposits, and preparing monthly financial status reports. Approves invoices from vendors, contractors, and service providers for payment, reconciles documentation, and maintains communication between vendor/contractor, accounting, and client/owner as needed. Controls expenditures by staying within the approved budget and maintaining the petty cash fund. Oversees the lease enforcement process, including application approval, renewals, inspections, notice requirements, evictions, and collection of late fees and other charges as allowed by the lease terms. Gathers and analyzes market and economic trends to inform short- and long-range marketing and leasing strategies to achieve occupancy and revenue goals. Promotes resident satisfaction and retention by responding to complaints and requests promptly, addressing service issues, and ensuring maintenance team compliance with company standards. Conducts regular property inspections to ensure safety, cleanliness, and appeal of the property, grounds, buildings, and amenities. Supervises property staff, including hiring, onboarding, training, and performance management in line with company policies and practices. Assists in managing client/owner relationships by meeting with owners, providing performance updates, and responding to owner requests. Completes accounting, financial, administrative, and other reports as assigned. For California Only: Manages the lease process using the California Lease File Checklist to ensure lease documents are complete and compliant. BASIC KNOWLEDGE & QUALIFICATIONS Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or related field. 4-6 years minimum of relevant experience in property management, sales, marketing, and customer service, with ability to manage day-to-day apartment operations, resolve customer issues, complete financial records, increase sales, and lead a team. Ability to manage multiple priorities in a fast-paced environment. Excellent communication, conflict resolution, and customer service skills. Detail-oriented and self-motivated with the ability to work independently or as part of a team. SPECIALIZED SKILLS Licenses and/or certifications as required by State and Local jurisdictions. Valid driver’s license to operate on-site vehicles; ensure staff with access to drive have valid licenses. Proficiency in Internet, word processing, spreadsheet, and database programs; ability to complete required reports and documents. Strong proficiency in property management software (e.g., Entrata, Yardi, OneSite). Management and supervisory skills including hiring, leading, evaluating, and managing team members. Travel / Physical Demands Office-based with potential exposure to outside elements; must be able to access all areas of the property and amenities. Must be able to push, pull, lift, carry, or maneuver weights up to 20 pounds independently and 50 pounds with assistance. Routine local travel may be required for deposits, training, events, or daily responsibilities.

The salary range for this position is $60,000 - $80,000 Additional Compensation Many factors determine pay within the posted range including experience, skills, and location. Corporate Positions: Eligible for quarterly or annual bonus programs based on performance. Onsite Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs. Benefits Competitive Medical, Dental, Vision, and Disability & Life insurance benefits. Employee-only coverage with possible cost discounts after years of service. Paid Time Off: 15 days vacation, 4 personal days, 10 sick days, 11 holidays, birthday off after 1 year, and additional vacation with tenure. Onsite housing discount for onsite team members, subject to availability. 6-Week Paid Sabbatical after 10 years of service (and every 5 years thereafter). 401(k) with company match up to 6% after 6 months. Paid Parental Leave and fertility benefit reimbursement up to $10,000.
