Commercial HVAC & Plumbing Sales Account Manager

American Mechanical Services, LLC is hiring an experienced Commercial HVAC & Plumbing Sales Account Manager to expand our commercial service, maintenance, replacement, retrofit, and construction business throughout Charleston and the South Carolina Lowcountry.

This is not an entry-level position. Applicants must have at least five years of relevant HVAC, plumbing, mechanical, construction, facility-services, or technical sales experience. We need someone who can develop business, communicate with commercial customers and general contractors, and move opportunities from the first conversation through estimating, follow-up, award, and project turnover.

AMS is a growing, locally owned mechanical contractor built around quality workmanship, responsive service, and long-term customer relationships. Our services include HVAC, plumbing, boilers, generators, preventive maintenance, commercial installation, replacement, and design-assist work.

Compensation

• Base salary of $30,000 to $75,000, depending on experience, qualifications, established relationships, and expected production

Final compensation will be structured around the candidate’s experience, existing customer relationships, technical knowledge, and ability to generate profitable sales.

Primary Responsibilities

• Develop new commercial HVAC and plumbing customers.

• Build relationships with building owners, property managers, facility managers, general contractors, developers, and other commercial decision-makers.

• Sell commercial service, repairs, equipment replacements, retrofits, preventive-maintenance agreements, and installation projects.

• Maintain and grow existing customer accounts.

• Visit customer sites, identify needs, document conditions, and develop practical solutions.

• Review plans, specifications, bid invitations, scopes of work, and field information.

• Coordinate with AMS leadership and field personnel to develop accurate pricing and realistic scopes.

• Prepare and present professional proposals and estimates.

• Follow up consistently on every active opportunity.

• Maintain accurate customer, lead, quote, task, and follow-up information in Simpro.

• Track proposal status and communicate expected award dates.

• Participate in project turnover meetings for awarded work.

• Protect required company margins and avoid selling incomplete or poorly defined scopes.

• Assist with collections and customer communication when necessary.

• Represent AMS professionally and help build long-term, repeat business.

Required Qualifications

• At least five years of successful HVAC, plumbing, mechanical, construction, facility-services, or technical sales experience.

• Working knowledge of commercial HVAC and/or plumbing systems.

• Demonstrated ability to develop leads, build customer relationships, prepare proposals, follow up, and close profitable work.

• Ability to read plans, specifications, equipment schedules, scopes, and basic construction documents.

• Strong written and verbal communication skills.

• Comfortable working with owners, facility personnel, technicians, project managers, estimators, and general contractors.

• Organized, responsive, and capable of managing multiple active opportunities.

• Valid driver’s license and dependable transportation.

• Ability to use email, CRM software, estimating tools, and Microsoft Office or equivalent programs.

Preferred Qualifications

• Established commercial relationships in Charleston or the South Carolina Lowcountry.

• Experience selling commercial HVAC service agreements and replacement projects.

• Experience with plumbing, boilers, generators, or mechanical construction.

• Experience using Simpro or another field-service CRM.

• Existing relationships with property managers, facility managers, building owners, or general contractors.

The right person will communicate consistently, follow up without being chased, maintain an accurate sales pipeline, bring in profitable opportunities, and coordinate closely with operations so that sold work can be delivered successfully.

AMS will provide operational support, technical assistance, estimating collaboration, and an established service platform. The Sales Account Manager must bring urgency, accountability, strong relationship-building ability, and a proven drive to produce results.
