Facilities Maintenance Manager

$30 to $45 per hour

Supervisor plans, schedules, and directs the daily maintenance, repair, and operational readiness of City-owned buildings and facilities. This position directly supervises assigned facilities maintenance staff — including the Facilities Plumber, HVAC Technician, Systems Technician, Electrician, Maintenance Technicians, and Building Service Technicians — recommends personnel actions, provides budget input, and ensures compliance with applicable building codes, safety regulations, and City policy.

QUALIFICATIONS
1. Knowledge of building construction, maintenance, and repair methods, including HVAC, electrical, plumbing, and general building systems. 
2. Knowledge of the Florida Building Code, OSHA regulations, and occupational safety practices applicable to facilities operations. 
3. Ability to plan, assign, direct, and evaluate the work of a maintenance crew. 
4. Ability to read and interpret blueprints, specifications, and technical manuals. 
5. Ability to develop and monitor budgets and control operational costs. 
6. Ability to establish and maintain effective working relationships with staff, contractors, vendors, other departments, and the public. 
7. Skill in the use of work order/computerized maintenance management systems (CMMS). 
8. Skill in verbal and written communication, including preparation of reports and correspondence. 
9. Ability to respond to emergencies and exercise sound independent judgment under pressure.

EDUCATION AND EXPERIENCE
• Associate's degree or trade/technical certification in facilities management, building trades, construction, engineering, or a related field preferred; 
• High school diploma or GED required. 
• Minimum of five (5) years of progressively responsible experience in building construction, maintenance, or a related trade, including at least two (2) years in a lead, foreman, or supervisory capacity. 

REQUIRED CERTIFICATES, LICENSES, REGISTRATIONS
• Must possess a valid Florida Driver's License with an acceptable driving record.
• Must obtain an OSHA 30-Hour (General Industry or Construction Industry) safety certification within twelve (12) months of hire.
• Must obtain the APWA Certified Public Works Professional – Supervision (CPWP-S) credential and complete the APWA Facilities and Grounds Management Certificate Program within eighteen (18) months of hire.

PREFERRED CERTIFICATES, LICENSES, REGISTRATIONS
• Class "B" Commercial Florida Driver's License. 
• Certified Facilities Manager (CFM) or equivalent industry credential.
• Bachelor's degree in Facilities Management, Construction Management, Engineering, or related field preferred. 
• Journeyman license or industry certification in electrical, HVAC, or plumbing trades preferred.
