Overview Requisition Number: LEASI009802 Location: Langley, Hampton, VA 23665, USA Posted: July 8, 2026 Full-Time On-site Rate: $23 USD per hour Locations HMHSS Langley, Hampton, VA 23665, USA Description A Brief Overview The Leasing Specialist coordinates all requests from military families with the property management team. This position assists in daily leasing functions of the Public Private Venture (PPV) housing office, including leasing homes to prospective clients, qualifying applicants, waitlist management, executing leases, maintaining resident files, monitoring Government compliance, supporting social programs and services, engaging with resident groups, and assisting the Community Director and Community Manager to ensure compliance with Hunt Military Communities policies and Government requirements. What you will do Coordinate all requests from military families with the property management team. Maintain and organize an accurate, fair, and compliant leasing waitlist to ensure efficient unit turnover, strong applicant communication, and consistent leasing operations. Perform all leasing functions including showing vacant units and timely execution of leases and renewals. Qualify applicants in accordance with Government compliance requirements. Coordinate move-in dates and pre-move-in inspections with incoming military families. Coordinate notice to vacate, pre-inspection, move-outs, and final inspection for outgoing residents, including assessing any charges for damages and delivery of the final utility bill where applicable. Receive and record service requests and assign to the appropriate maintenance director/manager as needed. Ensure that resident and maintenance digital files are properly maintained. Perform routine market analysis reports. Assist the Community Director and/or Community Manager in ensuring compliance with property documents and procedures. Assist in organizing and scheduling social events, educational classes, physical activities, and family functions for the community, which may require flexible hours. Prepare and recommend advertising and marketing strategies to drive traffic to the property. Develop property concepts by researching market rates and analyzing trends and forecasts; study competitive properties. Market the property by advertising vacancies, identifying and approaching prospective tenants, creating and distributing marketing materials, greeting drop-ins, and participating in community activities. Prepare properties for showing by inspecting premises. Show properties by setting appointments and providing property statistics and leasing information; highlight benefits such as location, transportation, amenities, and security. Complete leases by reviewing contract requirements; negotiating terms; obtaining signatures, deposits, and payments. Create and place advertising in all venues including social media. This position requires driving for the Company using either a Company vehicle or a personal/rental vehicle to conduct Company business more than 50% of the time. Qualifications High School Diploma or GED Required. Bachelor's Degree in Business Administration, Property Management, or related field Preferred. Previous Leasing Experience Required. Previous experience in sales Preferred. Ability to show houses in all weather conditions. Demonstrated ability to exercise good judgment and discretion with highly confidential information. Strong written and verbal communication skills with the ability to communicate clearly with individuals at all levels. Ability to handle multiple priorities with tight deadlines in a fast-paced environment. Professionalism, integrity, and strong work ethic required. Ability to resolve problems independently and responsibly. Reliable, self-motivated team player with attention to detail and strong client management skills. Discretion and professional appearance. Ability to develop and implement new strategies to address competitive business issues. Ability to anticipate client needs and make recommendations. Proficiency with technology platforms on a daily basis. Basic understanding of safety practices. Driver’s License in-state with valid status. Compensation We offer competitive compensation. The hiring range for this position is generally between $19.66 - $23.51, exclusive of fringe benefits or potential bonuses. This position is eligible for a performance bonus. Final salaries depend on factors such as geographic location, skills, education, licenses, certifications, and experience.
