Leasing Specialist

A Brief Overview The Leasing Specialist primarily coordinates all requests from military families with the property management team. The role also supports daily leasing functions of the Public Private Venture (PPV) housing office, including leasing homes to prospective clients, qualifying applicants, managing waitlist overviews, executing leases, maintaining resident files, monitoring government compliance, implementing social programs and supportive services, meeting resident groups, and assisting the Community Director and Community Manager to ensure compliance with all Hunt Military Communities policies and government requirements. What You Will Do Coordinate all requests from military families with the property management team. Maintain and organize an accurate, fair, and compliant leasing waitlist to ensure efficient unit turnover, strong applicant communication, and consistent leasing operations. Perform all leasing functions, including showing vacant units and timely execution of leases and renewals. Qualify applicants in accordance with government compliance requirements. Coordinate move‑in dates and pre‑move‑in inspections with incoming military families. Coordinate notice to vacate, pre‑inspection, move‑outs, and final inspection for outgoing residents, assessing damages and delivering final utility bills where applicable. Receive and record service requests and disburse them to the appropriate maintenance director/manager. Ensure resident and maintenance digital files are properly maintained. Perform routine market analysis reports. Assist the Community Director and/or Community Manager in ensuring the property follows the requirements and procedures identified in the legal documents. Organize and schedule social events, educational classes, physical activities, and family functions for community residents, which may require flexible hours. Prepare and recommend advertising and marketing strategies to increase traffic to the property. Develop property concepts by researching and analyzing current market rates, trends, and forecasts, and investigating competitive properties. Market the property by advertising vacancies, identifying and approaching prospective tenants, distributing marketing materials, greeting drop‑ins, and participating in community and regional activities. Prepare properties for showing by inspecting premises. Show properties by setting appointments, providing statistical leasing information, and highlighting benefits such as location, transportation, amenities, and security. Complete leases by reviewing contract terms, negotiating, obtaining signatures, deposits, and payments. Create and place advertising in all venues, including social media. Drive for the company, either in a company vehicle or personal/rental vehicle for more than 50% of work duties. Qualifications High School Diploma or GED required. Bachelor’s Degree in Business Administration, Property Management, or another related discipline preferred. Previous leasing experience required. Proficiency with computer software such as Email, Word, Excel, and internet browsers required. Previous sales experience preferred. Strong customer service skills. Ability to show houses, including in all weather conditions. Demonstrated judgment and discretion in handling confidential information. Strong written and verbal communication skills and ability to communicate clearly with all levels, internally and externally. Ability to handle multiple priorities with tight deadlines in a fast‑paced environment. Professionalism, strong work ethic, responsibility, and integrity required. Problem‑solving skills and the ability to act independently and responsibly. Reliable, self‑motivated team player who pays close attention to detail. Professional appearance and demeanor. Innovative thinking to develop and implement new strategies for complex business issues. Initiative to identify and anticipate client needs with recommendations for implementation. Daily use of technology platforms required. Basic understanding of safety practices. Valid driver’s license (DL number required). Compensation The hiring range for this position is generally between $19.66 and $23.51 per hour, exclusive of fringe benefits or potential bonuses. Eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and experience. Pay equity is a priority.
