Property Manager

We're Hiring: Property Management Virtual Assistant (LATAM) Schedule: Monday–Friday, 8:30 AM–5:30 PM U.S. Pacific Time Compensation: $11–$12 USD per hour About the Opportunity We are seeking an experienced, highly organized, and proactive Property Management Virtual Assistant to support the daily operations of an established U.S.-based real estate investment and property management company. The ideal candidate has extensive experience in property management, strong knowledge of AppFolio, and the ability to coordinate leasing activities, tenant communications, maintenance requests, and administrative operations across a diverse property portfolio. Key Responsibilities Support Property Managers in overseeing daily operations across a portfolio of rental properties. Coordinate with property management teams, onsite staff, maintenance technicians, tenants, and vendors. Assist with leasing operations, including advertising vacancies, conducting rental market research, reviewing applications, and supporting tenant screening. Review executed lease agreements, addendums, and supporting documentation for accuracy and completeness. Assist with lease renewals and rent increase recommendations based on market conditions. Monitor delinquent accounts, support collection activities, and assist with eviction-related administrative processes when necessary. Coordinate maintenance requests, vendor estimates, repairs, and property improvement projects. Help address tenant concerns, service requests, and escalations. Monitor operating expenses, including utilities, maintenance, property taxes, and insurance. Support preventative maintenance planning and identify opportunities for operational cost savings. Assist with additional property management tasks and special projects as needed. Required Qualifications At least 3 years of professional experience in the property management industry. At least 3 years of hands-on experience using AppFolio property management software. Strong understanding of leasing operations, tenant coordination, maintenance management, and property administration. Advanced proficiency in Microsoft Excel, Microsoft Word, and PDF editing tools. Excellent written and spoken English communication skills. Strong organizational, problem-solving, multitasking, and time-management abilities. High attention to detail and ability to manage competing priorities independently. Reliable internet connection, computer equipment, headset, and video conferencing setup. Availability to work full-time during U.S. Pacific Time business hours. Flexibility to provide occasional evening, weekend, or emergency support when required. Preferred Qualifications Familiarity with AI productivity tools such as ChatGPT, Claude, DeepSeek, or similar platforms.
