Special Assets Officer | SBA & Commercial Real Estate Lending

We are a commercial real estate finance company specializing in SBA 504 interim lending for owner-occupied real estate projects nationwide. Our focus is helping borrowers successfully navigate the real estate development process or major renovations of a property to allow for permanent financing with the SBA. Property types include warehouses, manufacturing plants, retail spaces, medical facilities, offices, hospitality and special-purpose properties. The focus of the Special Assets Officer will be helping borrowers successfully work through complex situations through communication, restructuring, creative problem-solving, and practical workout strategies when a project encounters an issue that could jeopardize the payoff of our interim loan. We prioritize negotiated resolutions and business solutions whenever possible. Position Overview We are seeking an experienced Senior Special Assets Officer to manage and resolve maturing or matured commercial real estate loans within our interim lending portfolio. This is a highly visible role responsible for developing workout strategies, working directly with borrowers and stakeholders, protecting collateral, and driving favorable loan resolutions. The position manages approximately 6-8 active workout relationships, equating 10% or less of total loans outstanding, at any given time and works closely with executive leadership, credit, capital partners, and outside counsel. Key Responsibilities Develop and execute commercial real estate loan workout strategies. Negotiate restructures, extensions, forbearance agreements, repayment plans, and other resolution alternatives. Analyze borrower financials, collateral, guarantor strength, and repayment options. Review deeds of trust, title issues, lien positions, guaranties, collateral documentation and all governing loan documentation to ensure solutions are compliant with the project as documented. Draft and issue required notices of default and maturity on matured and non-compliant loans. Coordinate with borrowers, lenders, attorneys, title companies, and capital partners. Monitor legal matters including foreclosure, bankruptcy, litigation, and receivership when necessary. Work proactively to maximize repayment, protect collateral, and return loans to performing status whenever possible. Required Qualifications 5+ years of experience in commercial banking, loan workouts, special assets, commercial real estate lending, credit administration, or related financial services. Direct experience with commercial real estate loans secured by deeds of trust, mortgages, or other real property collateral. Experience negotiating commercial loan modifications, restructures, extensions, forbearance agreements, or related borrower resolution strategies. Strong knowledge of collateral analysis, title issues, lien priority, guaranties, and commercial loan documentation. Excellent negotiation, analytical, and relationship management skills. Preferred Qualifications JD or significant experience working alongside legal counsel. Experience working with attorneys and external stakeholders on complex workout situations.
