Project Manager - Residential

Objectives: Manage all aspects of a construction project. Direct work progress of superintendents and other support staff. Establish construction goals and monitor construction operations. Coordinate all of those involved in the construction process from land development through project closeout to deliver project on schedule and within budget. Responsibilities Serve as authority on construction methods and materials, construction standards, and company construction policies and procedures. Know performance criteria, scopes of work, and construction standards for each of the subcontractor trades. Enforce standard methods of construction, quality standards, and operating and control procedure for all the various aspects of construction. Establish and manage project schedules that are consistent with project completion dates imposed by contract agreement or by owner. Establish a firm understanding of budget and cost structure for all projects. Suggest changes in construction procedures to improve quality and reduce costs. Consult with architects, engineers, designers, and other company personnel regarding project design issues that impact project timeline and budget. Conduct regularly scheduled meetings with superintendents and other support personnel to monitor project performance. Attend regularly scheduled meeting with upper management to report on project performance. Monitor and enforce company safety program. Regularly monitor, record and maintain SWPPP reports. Maintain a good operating relationship with architects, engineers, municipal authorities, subcontractors, employees, and material suppliers. Maintain good current understanding of surveying principals and practices, scheduling methods, and accounting and other business practices. Give final approval on all change orders. Use established supervisory and motivational techniques to motivate all employees, suppliers, subcontractors to peak performance in quantity as well as quality. Qualifications Minimum 5 years relevant experience on ground up multi-family wood frame construction. Basic proficiency with Microsoft Outlook, Word, Excel. Required Skills/Abilities Excellent verbal and written communication skills. Proficient in Microsoft Office Suite or related software. Thorough understanding of contracts, plans, specifications, and regulations. Ability to remain flexible and efficient in a fast-paced environment. Ability to make intelligent and quick decisions, working well under pressure, and when faced with unexpected occurrences or delays. Ability to effectively multitask while analyzing and solving problems. Thorough understanding of engineering, architectural, and other construction drawings. Physical Requirements Must be able to access and navigate all areas of the jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching.
