Real Property Analyst Trainee 1 (Full Time - On Site in Latham, NY) Bachelor's degree and one year of professional experience in the collection, review, and reconciliation assessment and real property data, as well as the appraisal and analysis of all types of real property. For the Real Property Analyst 1: Bachelor's degree and two years of professional experience in the collection, review, and reconciliation assessment and real property data, as well as the appraisal and analysis of all types of real property. Substitution : Juris Doctor, Master's or higher degree in a related field can substitute for one year of specialized experience. Under the general direction of the Real Property Analyst 2 or other higher-level manager, the incumbent will assist with the valuation of complex real estate property statewide. Incumbent must be willing to travel to selected real estate sites within their assigned region based on the demands of the Regional Support Unit. Estimated 20% travel – weekly March through November, with occasional overnights. Working knowledge of the RPS system is strongly preferred. The essential functions may include but are not limited to: Field collection of inventories through property inspections and other approved methods utilizing GIS, Costar, and other software used in the appraisal industry. Responsible for field measurements and photographs of properties and comparable sales within the region. Analyze and evaluate market data for survey and advisory appraisals. Review surveys, aerial images, and tax maps to assist in developing acreage estimates and verifying economic units. Analyze existing inventory reports and update within the RPS system. Use the Cost Valuation Module within RPS to develop Cost Approach values. Gather and analyze sales, rents, structural data, and market income and expenses for property appraisal according to procedures. Meet with assessors and municipal departments to verify property and permit information. Conduct training sessions on market surveys, data collection, and review procedures. Draft documentation supporting appraisals, maintain work files. Supervise and mentor support staff as needed.
