Asset Manager

Job Description

Reporting to the Director of Asset Management, the Asset Manager serves as the primary point of contact for assigned properties and maintains close visibility into performance, compliance, and operational conditions. The Asset Manager is accountable for verifying third-party manager follow-through and escalating risk patterns early, while partnering with Operations as needed for documentation standards and escalation readiness.

Skills and Requirements

Active Portfolio Monitoring

· Review weekly and monthly financial, operational, and compliance reports

· Track performance against budgets, forecasts, and operational expectations

· Identify variances, recurring issues, and emerging risks and document findings

· Identify repeat risk patterns (performance, compliance, physical condition) and escalate early based on defined thresholds

Third-Party Manager Coordination

· Maintain regular, direct communication with property managers

· Request clarification, documentation, or corrective action as needed

· Track outstanding issues and confirm resolution

· Hold property managers accountable for complete, accurate reporting—not partial or inconsistent submissions

Reporting & Documentation

· Maintain accurate, organized records of asset performance and communications

· Prepare summaries and updates for the Director of Asset Management

· Ensure information is timely, complete, and reliable

· Ensure documentation supports audit readiness by maintaining clear status, evidence, and close-the-loop outcomes for recurring issues

Compliance & Risk Awareness

· Verify that compliance-related activities performed by third-party managers are completed accurately, documented properly, and corrected when gaps are found

· Flag potential risk exposure or incomplete follow-through

· Escalate issues promptly and support resolution efforts

· Track corrective actions tied to compliance gaps until closure and confirm the issue does not repeat

· Monitor rent/income compliance accuracy and ensure errors are corrected and prevented from repeating

· Ensure unit inspection reports received from property managers are complete, reviewed, and tied to corrective action follow-through

· Track repeat deficiencies and escalate when risk patterns emerge

· Surface vendor non-performance or contract compliance risks and ensure correction or escalation through the appropriate channel

· Escalate legal/insurance risk early by surfacing clear facts, documentation status, and corrective action progress; Operations leads claims/legal/insurance execution
