Construction Project Director – Semiconductor / Tool Install & Base Build

Location: Albany, NY
Work Model: Onsite initially, transitioning to hybrid once established
Industry: Semiconductor / Advanced Manufacturing

Position Overview

We are seeking an experienced Construction Project Director with a strong background leading large-scale semiconductor fabrication facility construction. This is a senior-level leadership position requiring significant experience across both semiconductor base build and tool install , along with a proven General Contractor (GC) background .

The ideal candidate has led complex fab construction programs from structural/base build through MEP systems, cleanroom construction, tool installation, utility hookup, commissioning, and turnover . This individual will provide overall project leadership while coordinating construction teams, trade partners, engineering groups, tool vendors, and client stakeholders.

Candidates located in New York or elsewhere within the Eastern Time Zone are preferred.

Key Responsibilities

• Provide overall leadership and direction for large-scale semiconductor construction and tool install projects .
• Lead projects through the full construction lifecycle, including base build, structural construction, MEP infrastructure, cleanroom buildout, tool install, hookup, commissioning, startup, and turnover .
• Direct multiple project managers, construction managers, superintendents, engineers, coordinators, and subcontractor teams.
• Manage the integration between base build/facilities construction and tool installation activities within an active semiconductor fab environment.
• Oversee complex MEP and process utility systems supporting semiconductor manufacturing equipment.
• Coordinate tool install activities including equipment delivery, move-in, setting, utility connections, startup support, and turnover.
• Work closely with engineering, design, procurement, construction, facilities, operations, equipment vendors, and specialty contractors.
• Develop and manage overall project execution strategies, construction sequencing, schedules, budgets, manpower plans, and project controls.
• Drive master schedule performance and identify risks to critical-path construction and tool-install milestones.
• Oversee subcontractor performance, construction quality, safety, schedule adherence, and productivity.
• Lead coordination between structural, architectural, mechanical, electrical, process piping, controls, cleanroom, and tool-install disciplines.
• Manage project budgets, forecasts, change management, cost controls, and financial reporting.
• Review construction drawings, specifications, scopes of work, bid packages, RFIs, submittals, and change orders.
• Identify project risks, constraints, and potential conflicts early and develop mitigation and recovery plans.
• Lead project meetings and communicate project status, schedule, cost, risk, and critical issues to senior stakeholders.
• Ensure construction activities meet applicable safety, quality, environmental, and semiconductor facility requirements.
• Drive project closeout, system turnover, commissioning coordination, documentation, and final acceptance.
• Mentor and provide leadership to project management and construction teams.

Required Qualifications

• Extensive experience managing large-scale semiconductor fab construction projects .
• Demonstrated experience with both semiconductor base build and tool install construction .
• Strong General Contractor (GC) construction background is required .
• Proven experience leading projects from structural/base build through tool hookup and turnover .
• Strong understanding of semiconductor fab construction, including:
• • Cleanrooms and controlled environments
  • Mechanical and electrical infrastructure
  • Process piping and process utilities
  • Specialty gases and chemical systems
  • HVAC and exhaust systems
  • Electrical distribution and controls
  • Tool installation and utility hookup
  • Commissioning and turnover
• Experience managing large multidisciplinary construction teams and multiple trade contractors.
• Strong understanding of construction sequencing and the interaction between base build, facilities, cleanroom, and tool install scopes .
• Demonstrated experience managing project schedules, budgets, change orders, risk, quality, and contractor performance.
• Ability to communicate effectively with executive leadership, project teams, engineering groups, contractors, vendors, and client stakeholders.
• Strong leadership, organizational, decision-making, and problem-solving skills.

Preferred Background

• Project Director, Construction Director, Senior Project Manager, Program Manager, or similar leadership experience supporting major semiconductor fab projects.
• Experience working for a General Contractor, EPC/EPCM firm, or major semiconductor construction organization .
• Experience delivering greenfield, brownfield, expansion, or major retrofit semiconductor facilities.
• Experience managing projects in active operating fabs where construction and tool installation must be coordinated around ongoing manufacturing operations.
• Bachelor's degree in Construction Management, Engineering, or a related technical discipline preferred; equivalent semiconductor construction experience will also be considered.

Work Location

The position will be onsite in Albany, NY during the initial project ramp-up and onboarding period . Once established and fully integrated with the project team, the position may transition to a hybrid schedule , with periodic office and project-site visits as required.
