THE COMPANY

Gen4 is a commercial real estate development company based in Columbus, Ohio. We partner with leading national retailers to plan and execute programmatic footprint growth, turning a retailer's expansion strategy into built, leased, operating stores. We specialize in single-tenant, net-leased (NNN) development, with a particular focus on convenience store and fuel retail. Our work covers the full life cycle: trade area strategy, site selection, deal negotiation, entitlements, land control, and delivery. Gen4 currently works with multiple Fortune 500 and Fortune 100 companies, including 7-Eleven, Wawa, RaceTrac, 7 Brew, Valvoline, and Chick-fil-A.

LED BY ISAAC GOLD

Isaac Gold is the Principal of Gen4 and the company's driver of revenue and strategy. He brings more than a decade of experience in retail real estate development, including a senior director role at Skilken Gold Real Estate Development, where he managed brokers, vendors, and client relationships nationally and took deals from site identification through executed leases and purchase agreements. The Director of Real Estate reports directly to him.

THE ROLE

The Director of Real Estate leads Gen4's real estate function. You will oversee how sites are found, how deals are structured and executed, and how our key retailer relationships are managed, while staying close enough to the work to close deals yourself. You report directly to Isaac Gold and will help build the department from the ground up.

WHAT YOU WILL LEAD

Site selection and market strategy Lead trade area strategy for your assigned markets and oversee the search, qualification, and ranking of sites against each retailer's criteria. Direct the analytics, timelines, and presentations that support each opportunity. Own competitive intelligence in your markets and use it to steer growth opportunities. Oversee negotiation of LOIs, purchase agreements, ground leases, and build-to-suit terms, from first offer to executed contract. Lead due diligence, zoning, entitlements, and title review, including recorded use restrictions, through land control and closing. Operate within pre-approved parameters (price, rent or cap rate, site size, timelines, deposits) that expand as you prove out. Client and broker relationships Serve as Gen4's senior contact for each retailer's real estate team, and manage key relationships with sellers and brokers. Direct Gen4's brokerage network and hold brokers accountable for pipeline quality. Lead pipeline reviews, site presentations, and real estate committee submissions. Team and coordination Coordinate with Gen4's development and finance teams, and translate complex analytics into clear decisions. As the department grows, set priorities, assign work, and develop the people who report to you. Focus areas Initial focus is the Midwest, supporting convenience and fuel, QSR and coffee, and bank properties.

WHAT YOU BRING

Five or more years in retail site selection or development: convenience and fuel, QSR, or single-tenant net lease. A record of deals you took from inception to close, and the judgment to oversee others doing the same. Experience presenting to a corporate real estate committee or board, and working comfortably with senior leaders and line staff.
