Lead Maintenance Full Time Apopka, FL, US 14 days ago Requisition ID: 1211 Salary Range: $23.00 To $25.00 Hourly NM Residential is seeking an experienced Lead Maintenance professional to join our dynamic team at our beautiful apartment community, Marden Ridge Apartments. Along with the Property Manager, the Lead Maintenance is responsible for overseeing the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects for the apartment community. Technical Maintenance Responsibilities Appliance Repair – Troubleshooting and repair of washers/dryers, pumps, transmissions, and water heaters Carpentry – Cabinetry, door hardware, hinges, drywall repair/replacement,windowand shelving installation Electrical – Replace outlets, switches, fixtures, circuit breakers, photocells, and ballasts; use test equipment safely Housekeeping – Proper use of MSDS and cleaning chemicals;maintaincleaning equipment HVAC – Filter changes, coil cleaning, pump replacement, troubleshooting via schematics and wiring diagrams; EPA Type II certification preferred Plumbing – Repairs on copper, PVC, and CPVC; toilets, fixtures, valves, water heaters; use of electric auger or snake Pool/Spa Care – Filter cleaning, chemical testing, pump/motor repair,safetyand signage compliance Schedule Monday through Friday, 8-hour shift On-call rotation required for emergencies Qualifications Education: High School Diploma or GED (required) Experience: Minimum of 5 years of maintenance experience (required) Minimum of 3 years of maintenance supervisor or lead role experience (required) Skills and Abilities Strong analytical, organizational, and communication skills Detail-oriented with the ability to manage multiple projects Responsive to residents, contractors, and management Ability to analyze both physical and fiscal property operations Proven ability to supervise, train, coach, and motivate maintenance staff Demonstrates leadership, independence, and strong teamwork skills Must provide personal hand and power tools (including drills, saws, screwdrivers, and plumbing tools) #J-18808-Ljbffr NM Residential
