Summary
We are seeking an experienced and detail-oriented Construction Project Manager for a strict 6-month contract to oversee the construction of a 15,000 sq. ft. prefabricated building in Greenville, SC. Your primary responsibility will be taking the project from the pre-construction permitting phase through final inspection and handover. You will directly manage the project budget, timeline, local permitting processes, and subcontracted trades to ensure a seamless, on-time, and on-budget delivery.


Key Responsibilities

• Permitting & Compliance: Secure all necessary municipal permits with Greenville county/city departments and ensure full compliance with local building codes.
• Trade Coordination: Source, vet, schedule, and manage all subcontractors and specialty trades (site prep, concrete foundation, structural assembly, MEP).
• Schedule Management: Maintain and enforce a strict 6-month construction timeline, proactively resolving delays.
• Budget Oversight: Monitor all project expenditures, manage purchase orders, approve invoices, and control variance to keep the project within budget.
• On-Site Supervision: Conduct regular site visits to audit quality control, ensure safety protocols are followed, and verify progress aligns with blueprints.
• Stakeholder Reporting: Provide weekly progress updates, budget health reports, and milestone tracking to ownership.

Qualifications

• Experience: Minimum 5+ years of commercial construction project management experience, with a proven track record of managing prefabricated or modular steel building projects.
• Local Knowledge: Strong familiarity with Greenville, SC building codes, zoning laws, and permitting processes is highly preferred.
• Technical Skills: Proficiency with construction management software (e.g., Procore, Buildertrend, or MS Project) and ability to accurately read structural and MEP plans.
• Leadership: Exceptional communication, negotiation, and conflict-resolution skills when managing diverse trade crews.
• Education: Bachelor's degree in Construction Management, Civil Engineering, or a related field is preferred, but equivalent hands-on field experience will be heavily prioritized.
