Assistant Maintenance Supervisor

Responsibilities

WHO YOU ARE

You’re a hands-on maintenance professional who knows how to keep a high-rise residential building running well. You can diagnose a difficult HVAC issue, respond thoughtfully to a resident, and help another technician find the right fix. You take pride in preventive maintenance, safe work, and apartments that are ready when new residents arrive.

SCHEDULE AND COMPENSATION

Regular schedule: Monday through Friday, 8:00 a.m. to 4:30 p.m.

Anticipated hourly pay: $33.00 This position is also eligible for discretionary bonus incentives and a comprehensive benefits package.

BUILDING MAINTENANCE

• Perform preventive maintenance on building equipment, common areas, amenities, and high-rise mechanical systems.

• Perform in-unit repairs, including HVAC, appliance, and plumbing repairs, while responding promptly to resident service requests.

• Troubleshoot complex equipment, including boilers, chillers, central plants, and split systems, according to experience and applicable licensing requirements.

• Identify building conditions that could affect safety, reliability, resident comfort, or the long-term condition of the property.

• Follow applicable building and safety codes, OSHA practices, and procedures for handling equipment and materials.

• Support capital repairs and technology upgrades, including smart thermostats, access control, and leak detection systems.

SUPERVISORY COVERAGE

• Serve as the maintenance point of contact when the Supervisor is unavailable.

• Prioritize and assign work orders during coverage periods, including urgent resident and building issues.

• Guide technicians through complex or unfamiliar repairs and help maintain work quality and safety standards.

• Keep management and residents informed about escalated repairs and expected timelines.

VENDOR AND CONTRACTOR MANAGEMENT

• Coordinate scheduling and on-site access for outside vendors and contractors.

• Monitor vendor work, review completed repairs before sign-off, and maintain service and warranty records.

• Assist with repair quotes, project logistics, and follow-up for larger jobs

Qualifications

• 5 years of experience in residential building maintenance, facilities maintenance, or the skilled trades; high-rise multifamily experience is strongly preferred.

• Strong hands-on skills in HVAC troubleshooting, plumbing, electrical repairs, and appliance repair, with the judgment to work within applicable licensing requirements.

• Experience with preventive maintenance, apartment turnovers, work order systems, and emergency repairs.

• Familiarity with complex mechanical systems, such as boilers, chillers, central plants, and split systems, is preferred.

• Leadership experience or demonstrated ability to direct work and coach maintenance technicians.

• Knowledge of workplace safety practices, including OSHA requirements and safety data sheets.

• Clear communication skills and comfort using Microsoft Office, maintenance software, and mobile work order tools.

• Ability to lift and move materials weighing up to 50 pounds, climb stairs and ladders, and work in varying weather conditions.

Certifications & Licenses (Washington, DC)

• EPA Section 608 Certification – required for handling refrigerants.

• DC 3rd Class Stationary Engineer License – highly beneficial for HVAC and boiler operations.

• OSHA 10 or OSHA 30 Safety Certification – to ensure safe work practices.

• CFC Certification – for refrigerant recovery and safe handling.

• Basic Electrical or Journeyman License (DC or nearby jurisdiction) – strongly preferred for electrical troubleshooting and repair.

• Plumbing license or trade certification – beneficial for advanced plumbing repairs.
