This is a working supervisor role, combining hands-on maintenance responsibilities with oversight of vendors, service requests, and team performance to ensure the property is safe, well-maintained, and operating efficiently.What You’ll DoMaintenance OperationsOversee day-to-day maintenance operations, including service requests and preventative maintenancePerform and assist with repairs across HVAC, plumbing, electrical, and general maintenance systemsEnsure timely completion of service requests and high-quality work standardsMaintain the overall appearance and functionality of the propertyTeam LeadershipSupervise, train, and evaluate maintenance staff and grounds teamAssign and prioritize daily work orders and responsibilitiesMonitor team performance and provide coaching and developmentFoster a safe, efficient, and team-oriented work environmentVendor & Project ManagementManage vendor relationships, including sourcing, bidding, and contract oversightEvaluate vendor performance and ensure quality, cost-effective service deliveryOversee capital projects and property improvements in coordination with the General ManagerNegotiate pricing and timelines where appropriateTurn & Capital PlanningPlan and execute unit turns to meet leasing deadlinesCoordinate vendors and internal teams during the turn seasonEvaluate turn performance and implement improvements for future cyclesAssist with long-term capital planning and maintenance strategiesBudget & ComplianceManage maintenance-related budgets and expensesMonitor costs and ensure alignment with financial goalsEnsure compliance with safety standards, policies, and proceduresMaintain accurate documentation of completed work and expensesAdditional ResponsibilitiesSupport property operations and respond to emergency maintenance needsMaintain positive relationships with residents, staff, and vendorsPerform other duties as assigned to support property successWhat We’re Looking ForRequired Skills & QualificationsStrong technical knowledge of maintenance systems (HVAC, plumbing, electrical, etc.)Proven ability to supervise and lead maintenance teamsStrong problem-solving and organizational skillsAbility to manage multiple priorities in a fast-paced environmentStrong communication and customer service skillsProficiency in Microsoft Office and property management systemsAbility to perform basic mathematical calculations and interpret dataPreferred QualificationsEPA, HVAC, or CPO certifications (as applicable)3+ years of maintenance or facilities experienceExperience in multifamily or student housing environmentsHigh school diploma or equivalentWork SchedulePrimarily Monday–FridayOn-call responsibilities, extended hours, evenings, and weekends required based on business needsPhysical RequirementsAbility to walk, stand, bend, and perform physical labor for extended periodsAbility to lift and carry up to 100 lbs. with assistanceExposure to outdoor weather conditions, mechanical equipment, and maintenance environmentsAbility to safely operate tools and equipment required for maintenance tasksWhy Join B.HOM?Competitive compensation + performance-based bonus opportunitiesComprehensive benefits package (medical, dental, vision)401(k) with company match12-weeks Paid Parental LeaveCompany Paid Sabbatical Leave12 company-paid holidaysBirthday holidayPaid Time Off — Starting at 120 hours per yearSick and safe timeShort and long-term disability insurancePet insurance optionsCareer growth opportunities within a rapidly growing organizationA people-first culture focused on development and successB.HOM is proud to be an Equal Employment Opportunity Employer.
