Senior Asset Manager - Multifamily Portfolio and Capital Projects
REPORTS TO: Owner and Director of Acquisitions & Asset Management
FLSA STATUS: Exempt
JOB LOCATION: Greensboro, NC Area preferred
WORK ARRANGEMENT: Greensboro-area-based preferred; remote candidates may be considered
COMPENSATION: $135,000 - $150,000 annually, commensurate with experience

POSITION SUMMARY:
The Senior Asset Manager - Multifamily Portfolio and Capital Projects provides strategic asset management leadership for the company's multifamily and student housing portfolio, with primary responsibility for financial and operational performance, oversight of third-party property management Multifamily, and asset-level business plans. The role also provides owner-side leadership for capital improvement, renovation, and construction projects across the portfolio.

This position will serve as a key owner-side representative, working closely with third-party property management teams, general contractors, vendors, lenders, and internal leadership to ensure that assets perform in accordance with operating plans, that capital projects are delivered on budget and on schedule, and that they are consistent with investment objectives.

The ideal candidate will bring a strong combination of multifamily asset management and hands-on construction and capital expenditure (CapEx) project management experience. Direct experience with student housing or college apartment communities is strongly preferred. This individual must be comfortable moving between financial and operational asset management responsibilities and the day-to-day execution of renovation, repositioning, and capital projects.

Candidates based near Greensboro or Charlotte, North Carolina, are preferred; however, highly qualified remote candidates may be considered. Regular travel to portfolio properties and project sites is required.

KEY RESPONSIBILITIES: 

• Multifamily & Student Housing Portfolio Oversight
• Serve as a primary internal asset management contact for multifamily and student housing properties across the portfolio.
• Partner with and hold third-party property management teams accountable for the achievement of approved operating budgets, occupancy goals, leasing performance, expense controls, and property-level business plans.
• Review monthly financial and operational reporting packages and identify material performance variances.
• Monitor property performance against underwriting assumptions and escalate significant risks, trends, or opportunities to leadership.
• Provide asset-level recommendations designed to improve operating performance and investment returns.
• Evaluate student housing performance, including leasing velocity, occupancy, annual turn periods, operating results, and capital needs.

Investor & Performance Reporting

• Prepare asset-level performance summaries, financial variance commentary, and operating updates for leadership.
• Support quarterly investor reporting and other portfolio-level reporting requirements.
• Clearly communicate asset performance, capital project status, risks, and recommended actions to ownership and senior leadership.

Lender & Financial Oversight

• Maintain asset operating information and assist with lender reporting, covenant testing, and financial certification requirements.
• Monitor DSCR, reserve requirements, capital funding, and other obligations associated with agency and bridge financing.
• Identify potential covenant or performance concerns before required testing or reporting dates.

Capital Projects & Construction Management

• Lead owner-side execution of capital improvement, value-add renovation, and repositioning projects across the portfolio.
• Manage general contractors, subcontractors, vendors, and other project partners.
• Develop and monitor project scopes, budgets, schedules, milestones, and completion requirements.
• Review draw requests, invoices, change orders, pay applications, and supporting documentation.
• Track actual project costs against approved budgets and underwriting assumptions.
• Identify potential schedule delays, budget overruns, or scope issues, and proactively work to resolve them.
• Coordinate permitting, inspections, certificates of occupancy, and project closeout documentation as required.
• Conduct property and project site visits to monitor progress and quality.

Vendor & Contractor Management

• Develop and maintain relationships with qualified contractors, consultants, and vendors. 
• Solicit and evaluate competitive bids for capital projects. 
• Review contractor performance and ensure projects meet established quality, schedule, and financial expectations.

Acquisitions & Due Diligence

• Support acquisitions and due diligence activities for potential multifamily and student housing investments. 
• Participate in property condition assessments, operating history reviews, capital-needs evaluations, and development of value-add business plans. 
• Assist in developing CapEx assumptions and project strategies for potential acquisitions.

REQUIRED QUALIFICATIONS: 

• 5+ years of relevant real estate asset management experience
• Direct multifamily experience
• Demonstrated construction management and CapEx project experience, including direct oversight of general contractors, vendors, project budgets, draw requests, schedules, and renovation or repositioning projects.
• Strong financial and operational analysis skills
• Experience working with third-party property management companies
• Ability to travel to portfolio properties

PREFERRED QUALIFICATIONS: 

• Direct experience with student housing/college apartment communities is strongly preferred
• Residence within a reasonable commuting distance of Greensboro, NC is preferred; highly qualified remote candidates may be considered.
• Experience with a private equity firm, family office, developer, or owner-operator using a value-add investment strategy
• Experience supporting acquisitions and due diligence
• Working knowledge of Fannie Mae/Freddie Mac, bridge lending, DSCR, reserve requirements, and lender reporting.
• Bachelor’s degree in Real Estate, Finance, Business, Construction Management, or related field
• CCIM, CPM, or similar designation

KNOWLEDGE, SKILLS, AND ABILITIES

• Strong knowledge of multifamily asset management, including property operations, budgeting, financial performance, leasing trends, occupancy, and expense management.
• Familiarity with student housing operations, including leasing cycles, turnover periods, occupancy management, and property-level performance drivers, is highly desirable.
• Strong understanding of capital improvement and construction project management, including scopes of work, budgets, schedules, contractor oversight, change orders, draw requests, and pay applications.
• Ability to read and interpret T-12s, operating statements, budgets, underwriting assumptions, variance reports, and other property-level financial data.
• Working knowledge of multifamily lending requirements, including DSCR, reserve requirements, lender reporting, and financial covenant compliance.
• Strong analytical and problem-solving skills, with the ability to identify performance issues, assess risks, and recommend practical solutions.
• Ability to manage multiple assets and capital projects simultaneously while maintaining attention to timelines, budgets, and deliverables.
• Strong vendor and contractor management skills, including bid evaluation, negotiation, accountability, and project follow-through.
• Ability to effectively partner with and hold third-party property management teams accountable to established operating and financial expectations.
• Strong written and verbal communication skills, with the ability to clearly present asset performance, project status, risks, and recommendations to ownership and senior leadership.
• Strong organizational and project management skills with the ability to prioritize competing demands in a fast-paced environment.
• Ability to work independently, exercise sound judgment, and take ownership of assigned assets and projects.
• Proficiency with Microsoft Excel and other financial, reporting, and project-management tools used in real estate asset management.
• Ability to travel to portfolio properties and construction sites as needed.

SUPERVISORY RESPONSIBILITIES
This position does not currently have direct supervisory responsibility for employees. However, the Senior Asset Manager will provide significant functional oversight of third-party property management teams, general contractors, vendors, consultants, and other external partners supporting assigned assets and capital projects.

The role is responsible for setting expectations, monitoring performance, holding external partners accountable to approved budgets, schedules, operating plans, and project requirements, and escalating concerns to the Owner and the Director of Acquisitions & Asset Management as appropriate.

PHYSICAL REQUIREMENTS
While performing the duties of this position, the employee is regularly required to communicate, sit, stand, walk, and use standard office equipment. The position requires the ability to travel to multifamily and student housing properties, construction sites, and other portfolio locations as needed.

Property and construction site visits may require extended periods of standing and walking, including walking on uneven surfaces, climbing stairs, and navigating active construction or renovation areas. The employee must be able to safely access properties and project sites to inspect asset conditions, monitor capital projects, and evaluate project progress.

TRAVEL
Regular travel to properties and capital project sites within the portfolio is required. Travel frequency will vary based on asset needs, construction activity, acquisitions, and other business requirements. Occasional overnight travel may be required.
