Assistant Property Manager

Company/Position Overview: Our client, a value-add, owner-operated commercial property management company located in Broomfield, is hiring an Assistant Property Manager for their 19-property portfolio. Reporting to the Vice President, the Assistant Property Manager will support the small team (8 employees) in managing all aspects of the portfolio, including marketing, operations, and financial activities. This role will primarily focus on 5 properties totaling over 300k square feet. Key responsibilities will include: Prepare tenant notifications of property activities and lease compliance. Maintain properties in Yardi for service calls and ensure completion. Support the transition process of new acquisitions and dispositions. Communicate with tenants and vendors on maintenance issues. Assist Tenants with an online Tenant portal for work order requests. Prepare job costs and work orders and obtain proper approvals, including Yardi input. Help with tenant move-in and move-out processes, including checklist review. Assist Property Manager(s) in preparing and delivering timely, accurate, and complete monthly reports and budget packages according to client requirements. Assist and coordinate lease administration and accounting on all lease administration activities, including lease setup, lease changes, reporting, etc., using various company or client systems. Help collect and update tenant and vendor insurance certificates. Maintain property certification tracking, fire life safety, and HVAC inventory spreadsheets (can maintain complex spreadsheets). Support team in generating Yardi reports; Distribute monthly rent rolls, weekly capital, and space preparation reports. Maintain lease and contract files, and other files located within the corporate shared drive. Perform other activities by the Managers and Director of Property Management to provide a high operational standard. Responsible for reviewing and processing annual CAM, insurance, and real estate tax reconciliations in a timely manner. Qualifications: Bachelor's Degree (BA/BS) preferred with 1-2 years of related experience and/or training; or a combination of education and experience; experience with commercial properties is highly preferred. Strong proficiency in Yardi and Microsoft Excel; working knowledge of PowerPoint and Word. Ability to effectively communicate verbally and in writing with teammates, leadership team, vendors, tenants, and client employees in a straightforward, professional manner, keeping the appropriate customer(s) informed/updated as needed. Strong organizational skills with the ability to prioritize and manage multiple projects simultaneously. Ability to function both in a team-oriented setting and individually. #J-18808-Ljbffr J.
