Maintenance Associate (Entry-Level Welcome!)

LMS is seeking a dependable, hardworking  Maintenance Associate to join our team at  Allier Heartwood , our growing Build-to-Rent community in Richmond Hill, Georgia. This is an excellent opportunity for someone looking to start or grow a career in property maintenance. Previous apartment maintenance experience is helpful, but  not required . We are looking for someone with a strong work ethic, attention to detail, and a willingness to learn.

What You'll Do
No two days are the same! Responsibilities include:

• Assist with general property maintenance and upkeep.
• Touch up and "fluff" vacant homes to ensure they are move-in ready.
• Perform minor maintenance repairs and preventative maintenance.
• Walk the property daily to identify maintenance or safety concerns.
• Help maintain the cleanliness and appearance of the community, amenities, and common areas.
• Keep the community golf cart clean, charged, and in good working condition.
• Check construction area doors and gates at the end of each day to ensure they are properly secured.
• Assist with punch lists and special projects as assigned.
• Help maintain maintenance equipment, tools, and inventory.
• Respond to maintenance requests as directed.
• Promote a positive experience for residents through friendly, professional customer service.
• Assist with emergency maintenance when needed.

• Comfortable working outdoors in varying weather conditions.
• Basic knowledge of hand tools is preferred but not required.
• Valid driver's license with reliable transportation.

Physical Requirements
This position requires frequent walking, standing, bending, lifting, climbing stairs and ladders, and working both indoors and outdoors. Candidates should be able to lift up to 100 pounds with assistance when necessary and safely operate standard maintenance tools and equipment.
