Construction Project Manager

Job description: JOB SUMMARYOur client is a leading, vertically integrated private real estateowner, investor, operator, and developer headquartered in New York City.Due to continued growth, they are currently looking for a ProjectManager for their construction division. Reporting to the ProjectExecutive / Senior Project Manager, the PM will be responsible foroverall project planning, scheduling, resource allocation, projectaccounting, and control, all while providing technical direction andensuring compliance with quality standards.RESPONSIBILITIESProject Management:- Chart out project objectives and plans while setting performancerequirements and selecting project participants.- Oversee the construction project in every phase from conceptualdesign through completion.- Begin project with the required preconstruction tasks includingreading plans and specs, developing scope sheets, and assisting withleveling interviews and contractor qualifications.Project Accounting:- Assist the project executive in the development of early budgets andschedules. Manage the project budget, track team expenses, andminimize exposure and risk in the project.- Process and manage contracts, change orders, and assist innegotiating contracts. Deliver project specific financial reportingat scheduled intervals.- Process RFIs/Shops/Submittals, and Payment Requisitions, includingdemand payments while maintaining strict adherence to the budgetaryguidelines.Project Compliance:- Understand all Insurance requirements and assist the projectexecutive in engaging legal and outside insurance managers tonegotiate and waive insurance terms as requested.- Prepare site specific Health and Safety Plans. Adhere to all RXRsafety requirements and inspect jobsites for deficiencies, ensuringtheir correction and addressing any issues with subcontractors andlabor directly.- Track permit requirements and coordinate with expeditors to completeall filings, following up when necessary.Stakeholder Collaboration:- Develop effective communication and mechanisms for creating positiveworking relationships among all project participants.- Coordinate the efforts of all external project stakeholdersincluding architects, consultants, contractors, sub-contractors, andlaborers.- Liaise with internal stake holders including Property Management,Leasing Team, Asset Management and Development Services.Reporting:- Monitor the progress of the construction activities and hold regularstatus meetings with all the sub-contractors. Regularly andproactively follow up to ensure all requirements and workflows moverapidly and accurately to advance the project.- Ensure project documents are complete and accurate- Act as a key link with the clients and review the prepareddeliverables prior to client presentation. Qualifications: QUALIFICATIONS- Bachelor's degree in Engineering, Construction Management, ortechnical training plus 5 to 10 years field experience as a ProjectManager with an established construction firm.- Solid conceptual estimating experience within the constructionindustry in commercial and/or multi-family residential; commercialto residential conversation.- Demonstrated ability to read and interpret Plans and Specs; Able togenerate scope requirements from plans and specs, as well as to useplans and specs to provide detailed review and critique of shopdrawings and submittals.- Ensure Project Insurance Compliance: Demonstrates mastery ofInsurance requirements. Able to assist the PX with engaging legaland outside insurance managers to negotiate and waive insuranceterms as requested while following up with subs to ensure timelyprocurement of required certifications.- Construction Drawings and Specifications Execution: Ability to readand understand drawings and the basis of design as well asconstructability and operational issues while maintaining focus onbusiness plan requirements. Builds strong external and internalnetworks.Technology and Overall Knowledge Areas- Construction Management Software (Procore, Bluebeam) preferred- Microsoft Office Suite, especially Excel and PowerPoint required.- OSHA 30 and NYC 4-hour Scaffold Training- Full understanding of applicable process for entitlements and zoningin the relevant jurisdiction.- Vast knowledge of all trades: scope, time frames/field execution,typical missed scope/exposures- Understand MEPS systems and components, and be able to scope andanalyze MEPS bids Why is This a Great Opportunity: Well known, well respected company with solid job security.
