Maintenance Technician

Position Type: Full time State: New Jersey City: Parsippany Zip Code: 07054 Total Base Pay Range: $54,500.00 - $77,500.00 Overview Our Maintenance Technician will maintain the physical condition of community properties, diagnosing and resolving repairs to ensure timely completion of service requests and resident satisfaction. The Role As a key member of the maintenance team, you will tackle a variety of repair and preventive maintenance tasks across HVAC, electrical, plumbing, carpentry, and more, ensuring apartments stay rent‑ready and safe. Responsibilities Diagnose and repair problems in areas such as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features, and waste management systems. Complete assigned service requests and repairs in compliance with company operating and equipment/supply standards and in a timely manner. Ensure vacant apartment homes are rent‑ready, performing turnkey work as required. Conduct apartment preventative maintenance. Assist with interior and exterior painting. Maintain an incident‑free safety culture by following AvalonBay safety policies and reporting unsafe conditions, including non‑functioning equipment. Perform hot works, including brazing, soldering, and welding, within AvalonBay standards. Qualifications 2–3 years of maintenance experience with knowledge of HVAC, plumbing, electrical, and general maintenance repair work. Valid driver’s license. Availability to accommodate an on‑call schedule in rotation each month. Strong customer service skills for communicating with associates and residents. Ability to read and understand policies and procedures such as Key Control, Apartment Home Turnover, and Maintenance Emergency procedures. Familiarity with cleaning and chemical supplies, hazard communication SDS, and proper application of chemicals and cleaning products. Knowledge of personal protective equipment (PPE) and proper use. Basic understanding of emergency system shut‑offs, locations, and operations sequence. Knowledge of paint types and paint tools.
