The Project Manager is responsible for the overall planning, coordination, execution, financial performance, and successful delivery of commercial construction projects. Working closely with Project Executives, Superintendents, Project Engineers, subcontractors, owners, architects, and consultants, the Project Manager leads project teams through all phases of construction while ensuring projects are completed safely, on schedule, within budget, and in accordance with quality standards and contractual requirements.
The Project Manager provides leadership in project planning, subcontractor management, financial oversight, risk mitigation, client relations, and team development. This position serves as a key liaison between field operations, office operations, clients, and project stakeholders and is expected to drive successful project outcomes while supporting the Company's culture, values, and long-term business objectives.
RESPONSIBILITIES
Duties include, but are not limited to, the following:
Project Planning and Leadership
- Establish project goals, priorities, and execution strategies in collaboration with project teams and stakeholders.
- Lead project planning activities from preconstruction through project closeout.
- Develop and maintain project management plans, schedules, budgets, and reporting tools.
- Coordinate activities between Operations, Preconstruction, Accounting, Safety, and other internal departments.
- Conduct project meetings, owner meetings, subcontractor meetings, and coordination meetings.
- Support staffing plans and provide leadership, mentoring, and development opportunities for Project Engineers and other assigned personnel.
- Foster a collaborative team environment focused on safety, quality, communication, and project success.
Construction Operations
- Participate in constructability reviews and preconstruction planning activities.
- Manage Requests for Information (RFIs), submittals, change orders, pay applications, procurement activities, and project documentation.
- Maintain effective document control systems and ensure timely distribution of project information.
- Monitor project schedules and coordinate corrective actions when necessary to maintain project milestones.
- Coordinate procurement activities and ensure timely delivery of materials, equipment, and services.
- Partner with Superintendents to address project challenges, quality issues, schedule concerns, and operational needs.
- Promote project quality objectives and ensure compliance with contract documents, company standards, and owner expectations.
- Support implementation and compliance with safety programs and company safety initiatives.
Subcontractor and Vendor Management
- Develop subcontractor scopes of work and procurement packages.
- Lead subcontractor buyout and award processes.
- Negotiate subcontract agreements, purchase orders, and change orders.
- Establish and maintain productive working relationships with subcontractors and vendors.
- Review and approve subcontractor invoices and payment applications.
- Monitor subcontractor performance and resolve scope, schedule, quality, and contractual issues.
- Ensure fair, professional, and consistent treatment of subcontractors and vendors.
- Coordinate subcontractor closeout requirements and final project documentation.
Financial and Risk Management
- Develop, maintain, and manage project budgets throughout the project lifecycle.
- Perform project buyout and scope alignment activities.
- Monitor project costs, committed costs, projected costs, and financial performance.
- Prepare monthly cost reports, forecasts, and financial analyses.
- Identify and manage project risks, exposures, and potential impacts to cost, schedule, quality, and safety.
- Review contracts and subcontract agreements to ensure compliance and risk mitigation.
- Ensure proper insurance certificates, contractual documentation, and project compliance records are maintained.
- Negotiate and manage project change orders and subcontract change requests.
- Support claims avoidance and dispute resolution efforts.
Client and Stakeholder Relations
- Serve as a primary point of contact for owners, architects, engineers, consultants, and project stakeholders.
- Maintain positive client relationships throughout the project lifecycle.
- Communicate project status, challenges, risks, and progress effectively to project stakeholders.
- Support business development initiatives and repeat-client opportunities.
- Represent the Company professionally in all client and project interactions.
Project Closeout
- Manage project closeout activities to ensure timely and successful completion.
- Ensure completion of punch list items, closeout manuals, warranties, training documentation, and turnover requirements.
- Conduct project reviews and identify lessons learned for continuous improvement.
- Support successful transition of completed projects to owners and facility representatives.
- Perform other duties as assigned.
EDUCATION AND EXPERIENCE
- Bachelor's degree in Construction Management, Construction Engineering Technology, Engineering, Architecture, or a related field required.
- Minimum of five (5) years of progressively responsible commercial construction experience required.
- Previous experience managing commercial construction projects preferred.
- Experience with project budgeting, subcontract administration, scheduling, procurement, and project financial management required.
- Experience managing multiple project stakeholders, subcontractors, and project teams preferred.
- Knowledge of commercial construction means, methods, sequencing, and project delivery systems required.
- Equivalent combinations of education, training, certifications, and relevant experience may be considered.
REQUIREMENTS AND SKILLS
- Advanced knowledge of construction management processes, methods, contracts, and project controls.
- Strong understanding of all phases of commercial construction.
- Ability to read and interpret drawings, specifications, contracts, schedules, and technical documents.
- Strong financial management and budgeting skills.
- Knowledge of project scheduling principles and scheduling software.
- Strong problem-solving, negotiation, and decision-making abilities.
- Excellent verbal, written, and presentation communication skills.
- Strong relationship management and customer service skills.
- Effective conflict resolution and crisis management capabilities.
- Ability to manage multiple priorities and deadlines simultaneously.
- Proven leadership, mentoring, and team development skills.
- Ability to think strategically while maintaining attention to detail.
- Proficiency in Microsoft Office applications, including Word, Excel, Outlook, and Teams.
- Experience with Procore and other construction management software preferred.
WORK ENVIRONMENT
- Work is performed in a combination of office and active construction site environments based on project and operational needs.
- Frequent interaction with employees, clients, subcontractors, vendors, architects, engineers, consultants, and project stakeholders.
- Construction site exposure may include varying weather conditions, noise, dust, heavy equipment, elevated work areas, and active construction operations.
- Position may require management of multiple projects, deadlines, and competing priorities.
- Flexibility to support both office and field operations is essential.
PHYSICAL REQUIREMENTS
- Ability to move throughout active construction sites, including walking on uneven terrain, climbing stairs, ladders, and accessing various work areas.
- Ability to sit, stand, walk, bend, reach, and perform site inspections for extended periods.
- Ability to review detailed project documents, drawings, specifications, schedules, and financial reports.
- Ability to communicate effectively in person, by telephone, and through electronic communication methods.
- Ability to occasionally lift and carry project documents, plans, and materials weighing up to 25 pounds, with or without reasonable accommodation.
- Ability to wear required personal protective equipment (PPE) when visiting project sites.
TRAVEL REQUIREMENTS
- Regular travel to assigned project sites, company offices, meetings, and client locations is required.
- Travel between multiple project locations may be necessary based on business and project needs.
- Occasional attendance at training programs, industry events, professional development activities, and business meetings may be required.
- Valid driver's license and ability to maintain an acceptable driving record may be required.
