This dual role position is crucial to the success of our projects, as it combines technical estimating expertise with hands-on project management.The ideal candidate will be responsible for preparing accurate cost estimates, analyzing project specifications, researching materials and systems, and managing all phases of restoration projects—from preconstruction through closeout. This includes overseeing client communications, coordinating field operations, monitoring budgets and schedules, and conducting risk assessments to ensure quality and safety standards are met.Success in this role requires strong analytical thinking, problem-solving capabilities, and a deep understanding of restoration systems and construction practices. Candidates must demonstrate excellent communication and interpersonal skills, as well as superior organizational and time management abilities.Key responsibilities include:Estimating and managing commercial construction projects from start to finishReviewing project plans, specifications, and other documents to develop accurate cost estimatesAnalyzing and interpreting project blueprints, drawings, and specifications to accurately estimate material, labor, and equipment costsPreparing take-offs, the scope of work, and bid packages for commercial construction projectsCommunicating with subcontractors, suppliers, and vendors to obtain quotesAnalyzing bid results and preparing detailed proposals and cost estimates for clientsManaging commercial construction projects from pre-construction to project completion, ensuring that projects are completed on time and within budgetMonitoring project progress and communicating with clients, subcontractors, and project team members to ensure that project goals are metDeveloping project leadsCoordinating and managing all projects and activities, including scheduling, budgeting, and quality controlEnsuring that project documentation, including contracts, change orders, and project reports, is completed accurately and on timeEducation required:Minimum education level of a bachelor's degree in construction management or a related fieldExperience, knowledge, and abilities required:Minimum 5 years of experience in commercial construction cost estimation with a focus on restoration projects.Experience with specialty constrictors or self-performing contractor preferredBuilding Envelope Systems- understanding of various façade systems and materials such as masonry, concrete, stone, curtain walls, windows, and roofing.Proven experience in estimating and managing construction projects from start to finishStrong knowledge of construction methods, materials, and industry best practices, as well as applicable building codes and regulations.Knowledge of historic preservation principles and techniquesStrong analytical and mathematical skills with an aptitude for problem-solvingProficiency in reading blueprints, specifications, and technical documentsAbility to budget, schedule, negotiate, and control costs.Strong negotiation and conflict resolution skillsA high degree of familiarity with contract and subcontract documents, terms, and conditionsExcellent communication and negotiation skillsAbility to manage multiple projects simultaneouslyStrong leadership and management skillsTechnology:Project Management & Estimating Software- Any program such as Microsoft Project or Smartsheet that helps manage tasks, timelines, and resourcesBlueprint and Document Management- Bluebeam, ProcoreCommunication Tools- Microsoft Teams, ZoomMicrosoft Office Suite- Word, Excel, PowerPointPDF Editing Software- Adobe Acrobat or a similar program is essential for document creation and editingWork environment:As an Estimator Project Manager for RAM, the employee will be subject to office and jobsite/field settings. Work environments may include, but are not limited to, the following: seasonal temperatures, high spaces, small spaces, loud, frequent noise, standing/walking for up to 12 hours a day, indoor/outdoor settings, and areas close to traffic.Travel to and from job sites is required.
