Construction Project Manager

Job Description We’re seeking an experienced Sr. Manager, Store Development to join our Brand Environment team. This role is for someone who knows how to run retail construction projects end‑to‑end: managing Landlords and GCs, navigating permitting, solving on‑site issues, and delivering stores that open on time and on budget. We’re looking for someone who understands our brand and acts as a true steward of it—protecting quality, championing design intent, and confidently advocating for creative decisions, even when budget or schedule pressures arise. This position reports to the Sr. Director of Brand Environment and manages two Project Managers . You’ll set standards, lead execution, and act as the primary construction authority across new stores, remodels, and retrofits. Scope Manage landlord coordination, approvals, and construction requirements Oversee the permitting process across multiple jurisdictions, coordinating with architects, expediters, and local agencies Track permit timelines and proactively mitigate delays Ensure projects comply with local building codes, ADA requirements, and landlord criteria Support exterior work including signage, storefront upgrades, and façade improvements Construction & GC Management Own all aspects of retail construction execution for new stores, remodels, and retrofits Lead GC and vendor sourcing, bidding, leveling, and selection Negotiate scopes, pricing, schedules, and change orders Serve as the primary point of contact for GCs, trades, and consultants throughout construction Conduct regular site walks to ensure quality, safety, and schedule adherence Drive projects through punch list completion, close‑out, and turnover to Retail Project Controls: Budget, Schedule & Risk Develop and own construction budgets, forecasts, and cash flow tracking Monitor spend, approve invoices, and report regularly on budget health Own construction schedules and milestone tracking Identify risks early and implement practical, cost‑effective solutions Balance speed, cost, and quality—without compromising the Marine Layer brand Directly manage and mentor two Project Managers, providing clear expectations and hands‑on support Establish and refine construction standards, workflows, and documentation Act as escalation point for complex site, schedule, or contractor issues Foster a calm, accountable, and solutions‑oriented team culture Cross‑Functional Partnership Collaborate closely with Store Design to translate concepts into buildable, efficient construction documents Serve as the bridge between design and construction, ensuring what’s drawn is what gets built (or better) Partner with Real Estate, Finance, Retail Ops, to align schedules and priorities Support store openings, post‑opening warranty items, and ongoing building improvements Qualifications Bachelor’s degree in Construction Management, Architecture, Engineering, or equivalent experience 5–8+ years of experience in retail construction or store development. Strong preference for experience delivering multi‑unit, Class A retail environments, including high‑traffic enclosed malls.
