The Facility Maintenance Manager is responsible for the hands-on leadership, maintenance, and operational readiness of the Stevens corporate campus, including the main building, surrounding grounds, and related infrastructure. This role requires a practical facilities leader with strong general contractor-style experience who can assess building needs, understand construction and maintenance scopes, manage bids, coordinate vendors, forecast upcoming maintenance needs, and lead assigned direct reports, dotted-line support resources, and external contractors through both routine repairs and larger improvement projects.

This position supports a campus of approximately 75,000 square feet and approximately 75–80 acres, partnering with direct facility support, dotted-line resources, and contractor/vendor partners to keep the property safe, functional, and responsive to operational needs. The role includes responsibility for issues ranging from routine building maintenance to bid evaluation, vendor coordination, resource direction, and larger renovation initiatives of approximately $500,000.

The Facilities Maintenance Manager will support continuity of facility operations by learning current procedures, maintaining accurate records, and coordinating with internal stakeholders and vendor partners.

This position is on-site at Stevens Transport HQ in Dallas, Texas. This role operates in a combination of office and active facilities environments. The anticipated schedule is Monday through Friday, with on-call availability for after-hours and weekend emergencies when needed.

Key Responsibilities

• Lead facilities maintenance with a hands-on, working-manager approach, including the ability to assess issues in the field, determine repair options, and coordinate internal or external execution.
• Oversee the complete lifecycle management of all facilities, including maintenance, repair, renovation, and capital improvement projects
• Manage structural and internal building systems, including HVAC, electrical, and plumbing, to support operational efficiency, reliability, and proactive maintenance planning.
• Coordinate the work of assigned direct reports, dotted-line support resources, contractors, and vendors, ensuring high-quality service delivery, clear scope execution, cost awareness, and performance accountability.
• Prepare, review, and manage bids, estimates, scopes of work, and vendor proposals for repairs, renovations, and capital improvement projects.
• Apply practical construction, maintenance, and general contractor knowledge to evaluate vendor recommendations, challenge scope gaps, control costs, and ensure work is completed to standard.
• Plan and execute remodeling, reconfiguration, and facility upgrades to support evolving operational needs
• Oversee space utilization and storage optimization, ensuring efficient layout, workflow, and accessibility across all facilities
• Support facility-related safety practices by identifying maintenance risks, coordinating corrective actions, and partnering with appropriate internal stakeholders as needed.
• Develop and manage preventative maintenance programs to reduce downtime and extend asset life
• Maintain awareness of applicable facility-related requirements and coordinate with appropriate internal partners to address maintenance-related compliance needs.
• Create, manage, and monitor facility operating and capital budgets, with emphasis on maintenance budgeting, cost containment, warranty protocol, and cost-effective operations.
• Forecast upcoming maintenance items and coordinate timely repairs, replacements, and preventive maintenance actions to minimize disruption and avoid unnecessary expense.
• Manage third-party vendor maintenance relationships and procurement of supplies needed to support ongoing proactive maintenance.
• Maintain accurate records of maintenance activity, inspections, vendor contracts, and compliance documentation
• Exercises sound judgment in maintenance priorities, vendor recommendations, and budget-related requests, with planning, spending, and project approvals routed through established leadership review.

Supervisory Responsibilities

• Provides day-to-day direction to assigned direct reports and coordinates work performed by dotted-line support resources, contractors, and vendors.
• Supports hiring, onboarding, training, coaching, and performance feedback for assigned direct reports, in partnership with leadership and Human Resources as needed.
• Provides leadership to ensure adherence to company policies, safety standards, and operational procedures
• Responsible for setting daily maintenance priorities, coordinating direct report, dotted-line resource, and vendor work, and submitting facility-related expenditures through established approval channels.

Qualifications

Minimum Qualifications

• Bachelor's degree in Facilities Maintenance Management, Engineering, Business Administration, or related field preferred; equivalent practical facilities maintenance experience will be given full consideration.
• Demonstrated success managing facility maintenance, building operations, contractor coordination, and hands-on repair or renovation environments.
• Strong practical knowledge of building systems, preventive maintenance practices, construction/remodeling projects, bid review, and vendor scope management.
• Experience and strong knowledge of maintenance budgeting, cost containment, warranty protocol, vendor relationships, and procurement of supplies needed to support ongoing proactive maintenance.
• Ability to translate facility needs into clear scopes of work, compare vendor bids, identify cost or quality risks, and hold assigned direct reports, dotted-line support resources, contractors, and vendors accountable for results.
• Demonstrated ability to lead assigned direct reports and coordinate dotted-line support resources while managing multiple projects simultaneously.

• Ability to forecast upcoming maintenance needs, prioritize work, and coordinate proactive repairs, replacements, and vendor support.

Preferred Qualifications

• Experience in transportation, logistics, campus, warehouse, industrial, or comparable facility environments.
• Professional certifications such as IFMA, CFM, or FMP are a plus, but not required.
• Experience with facility management systems (CMMS) or building automation tools
• Prior experience as a general contractor, construction superintendent, facilities maintenance lead, or similar role requiring hands-on building systems and vendor management expertise.
• Bilingual Spanish communication skills are a plus due to frequent interaction with contractors and vendor

Work Experience

• Minimum 5 years of experience managing similar or slightly smaller-scale facility maintenance operations, including building systems, vendors, budgets, preventive maintenance, and facility improvement projects.
• Hands-on experience managing facility repairs, contractor work, vendor bids, scopes of work, and direct report, dotted-line support resource, contractor, and vendor performance in a maintenance or construction environment.
• 3+ years of experience coordinating facility maintenance work through direct report oversight, dotted-line resource coordination, vendor management, and contractor coordination.
• Experience with utilities, HVAC systems, plumbing, electrical coordination, contractors, construction trades, and facility infrastructure.
• Experience overseeing facility maintenance programs, remodeling projects, and capital improvements
• Experience managing both routine maintenance and capital improvement projects
• Experience in large campus, warehouse, industrial, or comparable facility environments preferred.
• Demonstrated experience managing budgets, contracts, and operational KPIs
• Demonstrated experience managing maintenance budgets, vendor contracts, warranty processes, procurement, and operational KPIs.

Education

• Bachelor's degree in Facilities Management, Engineering, Business Administration, or related field preferred; equivalent practical experience will be given full consideration.
