Job Overview:
The Leasing Manager is responsible for driving leasing activity across a portfolio of commercial retail properties, including tenant sourcing, lease negotiations, and deal execution. This role manages the full leasing process from initial broker and tenant engagement through LOI negotiation, lease structuring, and coordination of final lease execution.
The position plays a key role in maximizing occupancy and Net Operating Income (NOI) by aligning leasing decisions with market conditions, asset strategy, and ownership objectives. It also serves as a central coordination point between brokers, tenants, asset management, legal/paralegal teams, property management, and lease administration to ensure lease terms are properly documented and executed.
The Leasing Manager is expected to balance active deal-making with strong cross-functional coordination, ensuring that all leasing activity is accurately tracked, properly documented, and aligned with long-term portfolio performance goals.
Key Responsibilities:
Leasing Strategy & Deal Execution
- Manage leasing activity for assigned shopping centers or retail properties
- Develop and implement leasing strategies to maximize occupancy and rental income throughout the shopping center portfolio
- Negotiate lease terms with tenants and brokers, including rent, TI allowances, term, escalations, and options
- Evaluate tenant proposals and prepare deal summaries for internal and ownership review
- Ensure leasing decisions align with occupancy goals, rent growth targets, and tenant mix strategy
- Build and maintain strong relationships with brokers, tenants, and industry professionals
- Attend industry events, networking functions, and broker meetings to promote Shin Yen properties
- Support rent pricing strategy using market comps and portfolio performance data
Tenant & Broker Relationship
- Serve as point of contact for leasing brokers and prospective tenants
- Build and maintain relationships with local and national brokerage firms
- Coordinate tenant negotiations and respond to counteroffer
- Maintain active broker outreach to drive leasing pipeline and reduce vacancies
Lease Review & Documentation Coordinati
- Review Letters of Intent (LOIs) and negotiate key business terms (i.e. lease terms, rental rates, renewals, expansions, and relocations.)
- Coordinate lease drafting with asset management, legal, paralegal, or lease administration teams
- Review final lease documents for consistency with approved deal terms
- Track lease execution status and ensure timely completion of documents
- Coordinate lease amendments, assignments, and special provisions with legal support
- Maintain strong tenant relationships and support tenant retention efforts
- Work proactively with tenants to address leasing concerns and identify expansion opportunities
- Ensure compliance with lease terms and company leasing standards
Paralegal Coordination
- Coordinate closely with in-house or external attorney teams on lease drafting, amendments, assignments, and document preparation
- Ensure all leasing deal terms are accurately communicated for lease drafting and legal review
- Perform redlines along with paralegal/legal teams and confirm alignment with business team
- Request and track completion of lease abstracts, estoppels, and SNDA reviews as needed
- Escalate legal or structural lease issues to internal legal counsel or senior management
- Ensure executed leases, amendments, and assignments are properly finalized, stored, and reflected in lease tracking systems
- Maintain alignment between leasing activity and legal documentation workflows to prevent inconsistencies or delays
Portfolio Performance & Reporting
- Monitor occupancy, lease expirations, and upcoming availabilities
- Track leasing pipeline and provide regular reporting to asset management and ownership
- Analyze market rents, concessions, and leasing trends to support pricing decisions
- Maintain visibility into tenant retention and renewal opportunities
Asset Management Coordinati
- Work closely with asset management to align leasing strategy with property performance goals
- Evaluate tenant mix and recommend strategies to strengthen shopping center performance
- Provide leasing input for NOI projections, valuation models, and underwriting updates
- Coordinate tenant retention and renewal strategies
- Align leasing decisions with CAPEX planning, tenant improvements, and redevelopment initiatives
- Analyze market trends, rental rates, occupancy levels, and competitive properties
- Conduct market research utilizing CoStar and other industry resources
- Flag underperforming tenants or spaces for asset management review
- Participate in asset management meetings to review leasing progress, pipeline, and risk
- Provide recommendations regarding leasing strategy, repositioning opportunities, and redevelopment initiative
Cross-Functional Collaboration
- Work closely with Property Management to coordinate tenant move-ins, relocations, and space turnovers
- Assist with annual budgeting, forecasting, and revenue projections related to leasing activity
- Coordinate with Asset Management regarding leasing assumptions and portfolio performance objectives
- Collaborate with marketing and operations teams to support property leasing initiative
Reporting & Administration
- Prepare weekly and monthly leasing reports, occupancy reports, and pipeline updates
- Maintain accurate records of tenant negotiations, leasing activity, and market intelligence
- Track lease expirations, renewals, options, and critical dates
- Provide leasing performance updates and recommendations to executive management
t.Internal Team Collaboration
- Coordinate with lease administration on lease abstracts, critical dates, and portfolio tracking
- Work with property management on tenant improvements, delivery conditions, and turnover timelines
- Support acquisitions and investment teams with leasing assumptions and market insights
- Ensure consistent communication across leasing, legal, asset management, and operations teams
Qualification
- Bachelor's degree in Business, Real Estate, Finance, Marketing, or a related field preferred
- 3–7+ years of experience in commercial real estate leasing (retail strongly preferred)
- Familiarity with LOIs, lease execution workflow, and legal coordination process
- Strong knowledge of shopping center operations and commercial lease structure
- Experience negotiating retail leases and managing broker relationships
- Experience working with paralegal/legal teams on lease drafting and documents
- Ability to analyze market rents, concessions, and leasing economics
- Proficiency in CoStar, Yardi, Microsoft Office Suite, and related real estate software
- Excellent communication, negotiation, and relationship-building skills
- Strong analytical and organizational abilities with attention to detail
- Ability to manage multiple projects and priorities in a fast-paced environment
