Asset Manager

Company Description BW&A is a commercial real estate investment, development, and tax credit consulting firm that facilitates real estate and renewable energy development as well as business expansion projects throughout the U.S. To date, we have overseen or provided capital for projects totaling over $4 billion in capital deployed. The company is seeking to hire a passionate and ambitious individual with entrepreneurial spirit to play a key role in our firm’s ongoing expansion in impact investing. BW&A provides clients with expert guidance on structuring, securing, and syndicating tax credits to support complex real estate and development projects and also develop our own real estate projects.

Role Description: The Asset Manager will help oversee a fast-growing portfolio of tax credit investments and real estate development projects. You will work closely with internal and external parties to manage properties through their entire life cycle, including initial underwriting, closing, construction, operations, and eventual exit. This role bridges property management, financial modeling, compliance, and active business development in an entrepreneurial environment.

Asset Management & Financial Compliance

• Deal Closing: Participate in closing calls and manage the full underwriting and due diligence review process.
• Syndication Portfolio Servicing: Prepare invoices, track fees and credit delivery dates, calculate equity fundings, and monitor return of capital.
• Risk Assessment: Review partner financial statements and perform quarterly and annual risk rating tests.
• Cash Forecasting: Provide monthly tracking and forecasting of upcoming cash flow and portfolio capital needs.
• Tax Coordination: Manage tax return review, regulatory compliance filings, and reporting requirements.

Real Estate Development & Company Operations

• BW&A Owned Portfolio Review: Oversee accounting for real estate portfolio owned, managed and/or under development. Includes managing entity lease payments and payment of fees. Identify opportunities to improve building performance including cost savings, vendor contract/modifications and new revenue opportunities. Track and provide periodic update on building performance to ownership.
• Project Management: Monitor construction status and lease-ups of new or existing development/consulting engagements. Facilitate marketing, lease renewal and leasing of any vacant commercial spaces.
• Financial Modeling: Prepare financial projections for select real estate and tax credit equity investments. Provide analysis and observe trends in real estate portfolio and investment activities.
• Firm Representation: Ability to communicate with prospective and existing clients, investors and third-parties (attorneys/accountants/consultants). Be the primary point of contact for property managers and commercial tenants regarding all buildings and respond to inquiries as they arise.
• Website/Social Media Work: Manages website, processes inbound inquiries and manages social media accounts for real estate portfolio. 

This is a full-time, hybrid position that will be based in either Arlington, VA (Washington, DC metro), Roanoke, VA or St. Louis, MO.

Qualifications

• Strong analytical and financial modeling skills, including proficiency with Excel and familiarity with project finance or real estate finance.
• Experience reviewing financial statements, budgets, pro formas, and cash flow reports for complex investments or development projects.
• Knowledge of or interest in state and federal tax credit programs (e.g., historic, new markets, clean energy, low-income housing) and related compliance requirements.
• Excellent written and verbal communication skills, with the ability to prepare clear reports and present findings to internal and external stakeholders.
• High level of organization and attention to detail, with the ability to manage multiple projects and deadlines simultaneously.
• Collaborative work style and ability to build productive relationships with clients, investors, and project partners.
• Bachelor’s degree in finance, accounting, economics, business, real estate, or a related field; advanced degree or relevant certifications are a plus.
• Prior experience in asset management, real estate, tax credit finance, or investment analysis is preferred but not required.
