Job Description: Leasing Consultant – Build-to-Rent (BTR)

Position Overview

The Leasing Consultant is responsible for driving leasing activity, delivering an exceptional prospect and resident experience, and supporting the overall success of a Build-to-Rent (BTR) community. This role serves as a primary point of contact for prospective residents, guiding them through the leasing process from initial inquiry to move-in.

Unlike traditional apartment leasing, BTR communities offer the privacy and feel of a single-family home combined with the convenience of professionally managed rental living. The Leasing Consultant must be comfortable showcasing individual homes, highlighting community amenities, building relationships, and converting qualified prospects into residents.

The ideal candidate is personable, organized, sales-driven, and committed to helping prospective residents find a place they are proud to call home.

Essential Duties and Responsibilities

Leasing and Sales

• Respond promptly to leasing inquiries by phone, email, text, and online platforms.
• Conduct engaging property tours, showcasing available homes, floor plans, features, and community amenities.
• Identify prospect needs and recommend homes that align with their lifestyle, preferences, and budget.
• Manage the leasing process from initial contact through application, screening, lease execution, and move-in.
• Follow up consistently with prospects to generate applications and convert leads into leases.
• Maintain accurate prospect records, follow-up activities, and leasing information in the property management CRM.
• Meet or exceed established goals for applications, leases, occupancy, and other leasing performance metrics.
• Monitor availability, pricing, incentives, and competitive properties to support leasing strategies.

Customer Experience and Resident Relations

• Deliver a welcoming, professional, and personalized experience to every prospect and resident.
• Build positive relationships with residents and help create a strong sense of community.
• Communicate clearly regarding leasing requirements, rental criteria, lease terms, and move-in expectations.
• Respond to questions and concerns promptly and professionally, escalating issues when appropriate.
• Assist with resident events and community engagement initiatives as needed.

BTR Community Operations

• Maintain model homes, vacant homes, leasing areas, and tour routes in a clean and presentable condition.
• Coordinate with maintenance and operations teams to ensure homes are ready for tours and move-ins.
• Conduct home walks and report maintenance, curb appeal, or presentation concerns.
• Understand the unique features of single-family rental homes, including private yards, garages, outdoor spaces, and community amenities.
• Assist with move-in coordination and ensure a smooth transition for new residents.
• Support leasing outreach, local marketing, and resident referral initiatives.

Administrative and Compliance Responsibilities

• Maintain accurate records, reports, applications, and leasing documentation.
• Follow company policies, approved pricing, leasing procedures, and applicable regulations.
• Adhere to Fair Housing laws and ensure consistent, non-discriminatory treatment of all prospects and residents.
• Protect confidential applicant and resident information.
• Complete required training and participate in team meetings and performance reviews.

Qualifications

• Previous experience in apartment leasing, residential sales, hospitality, customer service, or a related field preferred.
• Strong communication, interpersonal, and relationship-building skills.
• A sales-oriented mindset with the ability to confidently ask for the application and close a lease.
• Excellent organization, follow-up, and time-management skills.
• Comfort using property management software, CRM platforms, email, and other technology.
• Ability to work independently while contributing to a team-oriented environment.
• Flexibility to work weekends and occasional evenings based on community needs.
• Valid driver's license and reliable transportation, if required for touring homes throughout the community.

Physical Requirements

• Ability to walk the community and tour homes with prospective residents.
• Ability to navigate stairs and outdoor areas.
• Ability to work in varying weather conditions while touring homes.
• Ability to stand, walk, and sit for extended periods as required.
