We are seeking a skilled and adaptable Maintenance Technician to support our growing portfolio of lease-up multifamily communities. This role is designed for a hands-on problem solver who thrives in a fast-paced environment, takes pride in delivering a high-quality product, and enjoys being part of bringing a new community to life.

During lease-up, this position will support multiple nearby communities as they grow from initial occupancy toward stabilization . The Maintenance Technician will divide their time among assigned lease-up properties based on apartment deliveries, move-in schedules, resident service needs, preventive maintenance, and other property priorities.

As communities reach stabilization and transition to dedicated onsite maintenance staffing, this role will shift to a single-property focus.

Key Responsibilities

• Provide day-to-day maintenance support across assigned lease-up communities, prioritizing work based on apartment deliveries, scheduled move-ins, resident service requests, and property needs
  
• Inspect newly delivered apartments and assist with punch-out activities to ensure homes meet PRAXM standards and are ready for resident move-in
• Complete resident service requests accurately and efficiently while providing professional, courteous service
• Diagnose, repair, and maintain HVAC systems, plumbing, electrical fixtures and circuits, appliances, and other community systems within the scope of the position
• Partner with Property Managers and Maintenance Supervisors to identify, document, and assist in resolving issues and warranty-related items
• Respond quickly to maintenance needs that could impact apartment availability, scheduled move-ins, resident satisfaction, or leasing activity
• Prepare vacant apartments for new residents in accordance with established timelines and PRAXM standards
• Perform and document preventive maintenance as building systems, amenities, and equipment transition from construction into ongoing property operations
• Regularly inspect buildings, apartments, amenities, grounds, and common areas and promptly communicate maintenance, safety, construction, or warranty concerns
• Support the cleanliness and upkeep of community amenities, pools, common areas, grounds, landscaping, and parking areas as needed
• Maintain tools, equipment, supplies, and maintenance areas in a clean, safe, and organized condition
• Assist with seasonal property needs, including snow and ice removal
• Communicate effectively with residents regarding maintenance needs, apartment access, repair status, and completed work
• Coordinate with Property Managers and Maintenance Supervisors to balance maintenance priorities across assigned lease-up communities
• Participate in a rotating emergency on-call schedule and respond appropriately to after-hours maintenance emergencies
• Perform work in accordance with PRAXM policies, Fair Housing requirements, established safety standards, and applicable regulations
  

What Success Looks Like

• Newly delivered apartments are thoroughly inspected and ready for residents on scheduled move-in dates
  
• Resident service requests are completed timely and correctly across assigned communities
• Construction and warranty concerns are identified early, documented appropriately, and communicated for resolution
• Maintenance priorities are effectively balanced as occupancy and service needs grow across multiple lease-up communities
• Preventive maintenance practices are established as new building systems and equipment transition into ongoing operations
• New residents receive responsive, professional maintenance service from the beginning of their experience with PRAXM
• Property Managers have a dependable maintenance partner who communicates priorities, concerns, and outstanding needs
• Communities transition successfully from active lease-up toward stabilized maintenance operations
  

Qualifications

• Previous multifamily, residential, commercial, construction, or facilities maintenance experience preferred
  
• Lease-up, new construction, or new community opening experience preferred
• Working knowledge of HVAC, plumbing, electrical, appliances, and general building maintenance
• HVAC/EPA certification preferred
• Strong troubleshooting and problem-solving skills
• Ability to distinguish between routine maintenance needs and potential construction or warranty-related concerns
• Strong organization and time-management skills with the ability to adjust priorities across multiple communities
• Excellent customer service and communication skills
• Ability to work effectively with residents, Property Managers, construction personnel, contractors, and vendors
• Experience with RealPage or a similar property management/work-order system preferred
• Working knowledge of Fair Housing and applicable safety requirements preferred
• Valid driver's license and dependable transportation required
  

Work Environment

• This position supports multiple nearby communities that are actively progressing through lease-up
  
• Regular travel between assigned lease-up communities is required
• Daily work location may vary based on apartment delivery schedules, move-ins, resident service requests, preventive maintenance, and other operational priorities
• As assigned communities stabilize and transition to dedicated onsite maintenance staffing, responsibilities may shift to other nearby communities in active lease-up
• Onsite, hands-on role requiring work both indoors and outdoors in varying weather conditions
• Participation in a rotating emergency on-call schedule required
• Availability for varied schedules, including weekends and holidays, when operational or emergency needs require
• Valid driver's license and dependable transportation required
• Physical requirements include prolonged walking, standing, climbing stairs, bending, reaching, and occasionally lifting up to 50 lbs.
  

Compensation

• Hourly Rate: $22.00 – $25.00
• Uncapped Bonus Potential
